It's interesting how a private developer recreated the feel of a downtown in the suburbs, complete with pedestrian malls and ground floor retail. But since it's all private land there are no panhandlers. It's like Disney Land.

^ Not really, the areas surrounding City Centre (Energy Corridor/ Memorial, etc) are mostly solid SFH neighborhoods where some density could sprout up in the commercial areas but doubtful it will ever look like the inner loop with the townhouses and loads of upscale apartments and high rise residential.
Ok question. Do you see these kinds of developments as trying to promote density in the burbs? Are any of Houston's inner suburbs becoming more dense?
Spring Branch is getting some townhome development. Also a lot of developers are building mini gated neighborhoods with tightly packed homes on the westside.

Isn’t spring branch basically everything between I-10, BW8, and 290 though? The management district that does the signs is all that which is not also in their be of the incorporated village cities. It’s all SBISD as well.
The area around gessner might officially be Memorial City district though.
