Kushner Launching First Miami Project: A $550M Apartment Complex

The Kushner Cos. is launching a major apartment project in Miami, Bisnow has learned, the first in Florida for the third-generation real estate business.

Kushner Cos., the business now led by the brain trust of Charles Kushner, Nicole Kushner Meyer and Laurent Morali, is planning on breaking ground later this year on an 1,100-unit apartment project in Miami's Edgewater neighborhood, sources familiar with the deal told Bisnow.

The three-phase apartment complex will be the first South Florida project in Kushner history, according to the sources, who were not authorized to speak publicly about the deal. The first phase will comprise roughly 400 units, and Kushner plans to break ground on the site at 2000 Biscayne Blvd. in the third quarter.

Kushner isn't working with a local partner on the deal, sources said, and plans to finance the project through one of its existing banking relationships. Since Charles' eldest son and onetime CEO Jared Kushner entered politics, those relationships have come under scrutiny, including deals with Citigroup that closed after bank executives met with him in the White House. Officials with Kushner Cos. declined to comment. The heightened scrutiny has led to a smaller pool of potential partners. Kushner executives told The Wall Street Journal last month that they are no longer pursuing financing from sovereign wealth funds or through the EB-5 program. The company's previous attempts to finance business through these avenues — a common occurrence for many real estate companies — have drawn public questions about national security and conflicts of interest since Jared Kushner was named senior adviser to President Donald Trump, his father-in-law.

The vacant site at 2000 Biscayne Blvd. is currently owned by Miami developer Enrique Manhard, who paid $13.1M to acquire it in November, according to property records. Kushner is under contract to develop the 32K SF site, according to sources, and Manhard also controls neighboring sites that will likely come into play for the second and third phases of the project.

The sites fall within an opportunity zone. It is unclear if or how Kushner would take advantage of the program, which allows investors to defer taxes on capital gains by investing them into properties and businesses in designated census tracts.

Kushner is not alone among major national players who are eyeing South Florida as a rental development hot spot. Mill Creek Residential Trust and Greystar are co-developing a project in Fort Lauderdale, The Real Deal reports, and 51,000 rental units were proposed, planned or under construction in the region as of December.

KUSHNER FILES FOR CONSTRUCTION PERMIT TO BUILD 36-STORY TOWER AT 2000 BISCAYNE

New York developer Kushner Companies is moving forward with a major residential project in the downtown Miami area.

The company filed for a construction permit to begin building a 36-story tower at 2000 Biscayne. The 296-sheet set of plans were accepted by the city on July 25, records show.

A total of 393 residential units are planned, along with 5,500 square feet of ground floor retail and parking on levels 1 through 8. Previous plans showed 455 spaces.

The tower will top off at 418 feet. Total construction cost is estimated at $123.6 million, with 706,148 square feet to be built.

Miami’s Planning & Zoning Department already granted approval to plans with identical specs in 2017. Dorsky & Yue was listed as the architect then.

No contractor is listed yet on the newly filed permit.

The tower is the first of what will reportedly become multiple phases. The developer also controls additional property across the street.

KUSHNER FILES WITH FAA, SAYS 2000 BISCAYNE TOWER WILL BEGIN IN OCTOBER

Kushner Cos. will soon begin building a tower at 2000 Biscayne in the downtown Miami area, according to a new filing with the Federal Aviation Administration.

It is the first phase of what will eventually include 1,100 apartments valued at $550 million.

The developer plans to break ground on the tower in October, the filing states. Two tower cranes will be installed in March 2020.

Construction permits have already been applied for with the city’s building department.

The permanent tower height is expected to be 408 feet above ground, or 417 feet above sea level. Two temporary tower cranes will operate at heights of 467 and 507 feet above ground.

The specs exactly match plans for a tower submitted in 2017 by Verzasca Development, which then owned the property. Dorsky + Yue is the architect.

A 36-story tower with a lime green paint job was approved by the UDRB at that time. It will include 393 apartment units, along with 455 parking spaces in an 8-story garage and token ground floor retail.

Kushner was formerly managed by President Trump’s son-in-law Jared.

Kushner Companies, which was once run by President Trump’s son-in-law Jared Kushner, has big plans in Edgewater.

The company is now planning a twin-tower rental apartment project at 1900 Biscayne with around 700 units, the developer told The Real Deal.

Across the street, Kushner will soon break ground on a tower at 2000 Biscayne with 400 units, bringing the total on both sides of the street to 1,100 units. 1900 Biscayne will be built as a second phase to the project.

Both properties are in an opportunity zone.

2000 Biscayne is expected to cost $160 million to build. The developer expects to achieve over $3 per square foot in rent by providing amenities that are superior to competing apartment buildings.

At 1900 Biscayne, a 36-story tower designed by Kobi Karp was once planned. The single tower design is now being scrapped in favor of two towers.

Kushner is also planning an apartment project in Wynwood. The 2000 Biscayne and Wynwood projects could break ground around the same time in the first half of next year.

New York developer Kushner Companies has confirmed that they will build a 2017 plan for a 36-story tower at 2000 Biscayne in Edgewater, which includes lime green design accents.

Kushner took control of the property with plans for a tower that were fully approved Those plans are being retained, rather than going through another approval process with Miami’s Planning Department.

A spokesperson confirmed to The Next Miami last week that the 2017 design by Fort Lauderdale architect Dorsky + Yue that included the lime green paint job is the latest rendering for the project. The design was still “in flux” however and could be changed.

The project will include 393 apartment units in a 36-story tower, along with 455 parking spaces in an 8-story garage.

Construction is on track to begin in the first half of 2020.

Across the street, the developer is close to selecting an architect to design a twin tower project at 1900 Biscayne, the spokesperson said. A single tower design by Kobi Karp for the site is being scrapped in favor of the twin tower design.

Around 1,100 apartments will be built on both sides of the street.

Construction Is Now Officially Underway At 36-Story 2000 Biscayne

Another 36-story tower is now officially under construction in Miami’s urban core at 2000 Biscayne Boulevard.

A Notice of Commencement for construction at 2000 Biscayne was filed with the county on December 2, records show.

City records show that a master construction permit was issued on November 24. Balfour Beatty is the general contractor.

2000 Biscayne will include:

393 apartments
4,569 square feet of retail
1,350 square feet of office
455 parking spaces
Dorsky + Yue is the architect.

Kushner Companies and PTM Partners are the developers. PTM was brought on as a joint venture partner in a deal announced in November.

Kushner is also planning another two apartment towers across the street at 1900 Biscayne with an additional 756 apartments. However, no permits appear to be pending yet at that property.

New Renderings Of Kushner’s Edgewater Collective With Three Towers

Developer Kushner Companies has revealed new renderings of a three-tower project called Edgewater Collective.

According to a recent update to Kushner’s website, Edgewater Collective will now include:

1,299 apartments
24,000 square feet of retail
The first tower at the complex with 393 apartments is already under construction at 2000 Biscayne, according to A Notice of Commencement filed in December and the Kushner website.

The remaining two towers will be built at 1900 Biscayne. A rendering shows the logo for architect Kobi Karp (the 2000 Biscayne tower is designed by Dorsky Yue).

Kushner says the apartments will be top-of-the-line, with amenities “designed to the last detail.”

Across the street at 1836 Biscayne, a partnership of multiple developers just announced plans to begin construction on a 40-story tower at 1836 Biscayne.

Edgewater Collective Unfolding At 1900 And 2000 Biscayne Boulevard, Miami, Florida

Edgewater Collective is still unfolding in Miami, Florida. The $245 million venture will offer both residential and retail space. Upon completion, it’ll comprise three high-rise towers, measuring about 30 to 40 stories above grade.

Per the Next Miami, plans call for almost 1,300 apartments. To get the proposal approved, developers have set aside 130 units as affordable housing. Of that 130, most are designated for those making 80 to 100 percent of the area’s median income. Developers are prioritizing healthcare workers, teachers, firefighters, and police officers for residency.

Edgewater Collective will also include 24,000 square feet of retail space. In March 2022, the Next Miami reported that construction required the demolition of multiple single-family, multi-family, and commercial buildings.

The first tower, which will offer more than 300 homes, is already undergoing construction. It’s unclear when the other towers will start construction, although some sources list the construction start date as Fall 2022.

Berg Demolition was listed as one of the contractors involved in the venture’s demolition. Kobi Karp Architects and Dorsky + Yue International Architecture are the towers’ architects. Kushner Companies is the venture’s developer.

Edgewater Collective’s apartments will be located at 1900 and 2000 Biscayne Boulevard, Miami, Florida, 33137, in Miami-Dade County. It’s northwest of Margaret Pace Park and north of the MacArthur Causeway.

The Federal Aviation Administration (FAA) has issued building permits for twin 485-foot-tall residential towers at 1900 Biscayne Boulevard in Edgewater, Miami. The developer behind the efforts is Kushner Companies, who’s developing both of these towers along with a third tower at 2000 Biscayne Boulevard, collectively known as the Edgewater Collective. The FAA approved building permits yesterday, and will be valid for the next 18 months. Plans for the Edgewater Collective include 1,265 residential units and 24,000 square feet of retail space across three towers.

Plans Filed With UDRB For Edgewater Collective, With 1,300 Residential Units

Plans have been submitted to the Urban Development Review Board for a three-tower project called Edgewater Collective.

One of the towers is already rising at 2000 Biscayne, with 420 units under construction in a 36-story building.

Demolition to clear the way for two additional towers at 1900 Biscayne began in May 2022.

Construction permitting for the second phase at 1900 Biscayne is also now underway.

The permit filing at 1900 Biscayne was submitted July 2022, with 872 units planned at that block. Active review of that permit is continuing this month, Building Department records show.

The proposed building height at 1900 Biscayne is 42 stories.

1900 Biscayne will include 1,007 parking spaces in a 9-level garage (reduced by using a 30% transit parking waiver), and ground floor retail.

Another 9-level garage with an unknown number of spaces is also being built at 2000 Biscayne.

Kobi Karp is the architect.

Kushner and PTM Partners are the developers.

The UDRB hearing is scheduled for January 18.
