Thanks for posting this. You beat me to it. Been too busy at work!

FYI this project was previously proposed around 2003-2004. I think the chances now are like 75% the project will be approved and completed.

If the building turns out to be 19 stories, it will be around the same height as both the current Coeur d'Alene Resort tower (216 ft. 18 stories) and Parkside condos (213 ft. 20 stories). Combined with the upcoming 173 ft. 15 story One Lakeside building, which should break ground soon, and the 171 ft. 15 story McEuen Terrace building, Cd'A will have a pretty rocking skyline.

As a matter of personal preference and lake sight lines, though, I would like to see this proposed tower a tad shorter though...maybe 14-16 stories. BTW, the rendering in all of the news articles looks horrible...

I'm skeptical of Kootenai County hitting 300,000 by 2030. The KMPO (Kootenai Metropolitan Planning Organization) actually put out numbers the same year (2007) as the article you reference. At that time they estimated the county's population was 148,955 (interesting that the US Census Bureau is just about estimating that population number for 2014...7 years later). At 2.1% growth from the base of 148,955, that would only give Kootenai County a population of 241,845 in 2030.

In my humble opinion, given how the last 7 years have turned out, the county is still growing almost 2% year so I'd estimate Kootenai County having between 200,000-250,000 people in the year 2030.

Congrats on the Cracker Barrel to be built in C'dA. Many want one in Idaho Falls. Maybe it's time to lobby again. They didn't expand at all for about two years due to a change in the Board and new CEO saying no expansion until things were fixed.

I found this interesting vintage photo of the downtown lakefront area as well as current pictures of the modern skyline. The beauty of Coeur d'Alene is in a league all its own.

I drove by that property yesterday and found that the demolition of the existing structure hasn't started yet. It's fenced off but that's it.

One Lakeside tower update

The Coeur d'Alene Press just wrote an update on the towers progress.

Looks like the developers have had to change their approach in order to secure financing but the project is still moving forward.

New Hotel

There should be news on this project in the next few months as the debt call is today.

Demolition of the current building is starting next week and then construction on the 15 story tower will start after! The project will take 22 months to complete (expected end date: March 31, 2020).

Austin Lawrence Partners (ALP) is pleased to notify the neighbors of One Lakeside, located at xxx xxxxxx, that construction activities will commence on June 1, 2018. The building will stand 15 stories and will be constructed with concrete and floor-to-ceiling glass. The project’s programming consists of 40 for-sale condos and 29 short-term rentals with a rooftop amenity space. Construction is anticipated to take 22 months with an expected building delivery of Q2 2020.

While construction is inherently disruptive to nearby properties, ALP is committed to limiting such disruption as much as possible and effectively communicating so there are minimal surprises. We will provide regular updates to notify our neighbors of street closures, loud construction activities, and other disruptions beyond the typical course of construction.

The first phase of construction will require closure of the sidewalks on 1st Street and Lakeside Street with barricades. Sidewalks will be closed for the duration of the project. The southbound lane of 1st Street will also be closed during the duration of the project to accommodate the necessary construction activities (traffic detour signage will be posted for that lane of traffic). The first 2-3 weeks of construction will involve shoring, the installation of the construction fence, site demolition, and the beginning of excavation. This work will produce light to moderate vibration. During this phase, construction work will occur Monday – Friday from 7am to 6pm.

Work and life have kept me busy over the past few years so I haven't been keeping an up-to-date list of the progress of large projects in the area. There is, of course, a lot going on right now. Here is a quick update:

1. 15 story One Lakeside building broke ground Q2 2018. They are currently starting on the 7th floor. Tower crane has been there for a few months. Here are two crappy pictures I took today after stepping outside my office...

The original article was incorrect...the condo was supposed to be 8 floors originally. It was later revised to 4 floors. See my update in the post above (Seven 27 building).
