199 Grafton St - Port House Development

Staff is recommending that the Design Review Board approve the building facade......

Design Review Conclusion
As this is early in the development stage we know that in addition to the required variances there are also lots
of National Building Code hurdles to overcome but this is an solid proposal and could be a wonderful place to live.

The Port House Apartment project brings:

 Influx of new downtown residents
 Much needed “affordable” housing
 Excellent Downtown renewal
 Removal of another surface “Parking Lot”
 A palette of high end materials
 A nice contemporary look

This project if it can live up to the perspective as illustrated could be a welcome addition to Downtown
Charlottetown. We give this a “thumbs up” and hope that the Developer can supply all the required
documentation and bring this to a successful conclusion.









More to follow I'm sure....
Next will be the Downtown NIMBY snobs who don't want any
new development in the 500 lot area, especially 84 affordable units.

They already are. Here’s a clip from their Facebook page..

“On the negative side, the initial version of this project creates various issues in the Clark Street area, has unacceptable urban design implications for the corner of Grafton/Prince area, and raises all sorts of variance issues. These issues need to be addressed and the community, especially the local neighbourhood, need to make their views known during the public engagement process. So, although we won't be exhibiting the unbridled enthusiasm which Philip Brown displayed at today's meeting, it is a project worth looking into.”

Here we go! The public meeting on this will be sometime this month. There is a council meeting coming up this Monday. I hope they all have the sense to realize the importance of this project and the Haviland project. We will soon see......

Looks like another strong year for building in the city of Charlottetown as outlined in Monday's council meeting. First quarter building permits (ending Mar 31st), came in at $44,470,940.

I agree that the prices have increased substantially and it makes it harder to find a home within your budget, but this guy seems to have not done the math or maybe hasreally high standards for what he's living in?

The quick math is below:

$62,000 gross
$3,188 cpp
$14,190 tax
$44,622 net
$11,155 25% of net
$930 25% of net monthly

TD mortgage, 3 yr fixed, 2.14%, $215,000 principal $925

5% of purchase price, max $300,000

So, $215,000 principal needs to be 95% of purchase price
