Busy day at the rendering factory:

86-108 Lombard l ?m l ?s l Forum and Slate l OMA, WZMH l pre-construction

Forum and Slate teaming up with architects OMA (team Rem Koolhaas), ERA (heritage) and Claude Cormier (who else ;-) for this very ambitious tower (looks well in excess of 50 storeys). Oddly, it relocates not one but two heritage facades to new locations on the site.

Oh wow, and the skyline slowly spreads east from the Financial District...

None of which will be visible from the south because the waterfront skyline's spread to the east will look like this.

Smile Skyline.

Yes, the skyline is spreading all over downtown, to be honest. Plus, our other mini skylines all around the city. It's going to be amazing!

Wow we are getting spoiled this week :

350 Bloor East | 208.91m | 63s | Osmington Gerofsky | Hariri Pontarini l pre-construction

Such a classy addition to Bloor Street East. Great stuff from HPA (office, residential and retail). Retains the unique concrete exterior of the 6 storey Parkin-designed office building. I’d take half a dozen of these downtown ;-).

Great addition to the 200 metre club.

What a fantastic drone tour of Regent Park's astonishing transformation... thanks!

And with the best (and tallest) yet to come? The final phases along Gerrard Street.

Should be required viewing for urban planners in most North American cities lol.

Lakeside Residences | 158m | 49s | Greenland | Hariri Pontarini l in limbo?

On the macro level, this one seemed headed to the trash bin, with most of the discussions centred around the impending financial implosion of a number of large Chinese developers, including Greenland whose “junk bond rating” was downgraded again this past May by S & P to “CC” from “B-“, just 2 steps away from Default.

On the micro level, Greenland has been trying to resolve issues around a new east-west road that would cross their site and the sites of 2 other properties/developers (Rom Grand - 178 Queens Quay East and Empire -162 Queens Quay East). We don’t know the status of those discussions. Greenland submitted their Draft Plan of Subdivision late last year.

Many believed that Greenland would eventually just sell the site, however early this month they resubmitted detailed site plan application documents prepared by HPA (presumably addressing outstanding SPA issues). Maybe just dotting "i"s and crossing "t"s to sell the land/project...

UT

After receiving shoring and excavation permits, partial excavation/soil remediation work was done and the site was busy until everything stopped in early January this year.

mburrrrr

UT

What will happen next? Don’t have a clue, but with the HPA design above or something new... I would love to see a developer like DREAM, Hines, or WestBank take the reins here. Or maybe the always reliable and incredibly fast CentreCourt (there'd be 2 cranes up on site in 2 months ;-).

Hi, Koops65. I don't mean to be impatient, but are you planning on updating the 150 metres + Diagrams Page on the SSP? I'm trying to verify the exact number of completed/uc/proposed towers 150 metres +. I think we might have hit 300 total right now, including some new 1's from last week, or 181 total proposed, but I'm not totally sure. Thanks so much!

A bunch of new (and tall) proposals the past few days.

15 Toronto Street l 201.6m l 53s l 15 Toronto Holdings l BDPQ l pre-construction

Really handsome BDPQ design with a 200 metre+ tower containing 296 residential units, office and retail… on tiny Toronto Street.

A view looking west from St. James Park of the building’s slender elevation.

Northern Light

Podium works nicely beside Toronto Street’s beautiful heritage stock.

Northern Light

89 Queen Street East l 198.15m l 60s l Spotlight Development l IBI Group l pre-construction

Damn (formerly low-rise) Queen and Church is going to be tall one day. 718 residential units in a mixed-use tower with heritage retention of a number of facades on the site.

Northern Light

Even taller than this one (below) which is right across the street (plus a 50 storey HPA-designed tower u/c a block away):

QueenChurch | 185.9m | 57s | Tridel | Rosario Varacalli l pre-construction

UT

654-658 Danforth Avenue l 161m l 49s l Del Boca Vista Properties l Studio JCI l pre-construction

Speaking of low-rise neighbourhoods, I never thought I’d see a 49 storey tower on low-rise Danforth Avenue.

But the new Ontario Line (with a planned Pape station right behind this proposal) seems to be changing how the world works ;-). Residential and retail.

Northern Light

60 Balliol at 33 Davisville | 132m | 39s | Osmington Gerofsky | Wallman Architects l pre-construction

Condo and rental. Logical site for intensification - a 100m from Davisville Station (Yonge subway) and less than a 15 minute walk north to Eglinton to jump on the Eglinton Crosstown LRT and head east or west.

UT

Existing site.

UT

4674 Kingston Road l 13s l NJS Capital l BDPQ l pre-construction

Another neat BDPQ design, this one with 483 residential units along the growing mid-rise corridor of Kingston Road.

This proposal makes 46 mid-rises u/c and proposed along Kingston Road between Woodbine and Military Trail.

Northern Light

50 Scollard | 147.62m | 41s | Lanterra | Foster + Partners l u/c

The other “One’ (that is to say a 2nd design from Foster + Partners in the same neighbourhood). Took a while, but this one is finally close to grade.
