As the CVCs are further developed, it'll be a neat view all the way up to the Capitol Building for the North-facing units here.

More like 2%. No way their construction status meter is accurate unless I'm totally missing the metrics of it.

I think they included a proprietary marketing algorithm in the calculation.

A slightly expanded rendering from the most recent one we saw. This helps to show how much taller it is than 360.



And an older one from the other side.

The mechanical screen seems to be unusually tall. Too bad they couldn't just add 10' to give us an official 700 footer.

Or at least add a flagpole.


This IS tall, especially compared to its neighbors. It's going to set a neat precedent for downtown, though, I think. I hope to see more height (but also better street-level interaction) over the next decade.

But how would it be a mistake? I mean, unless that building was already in the original rendering before they added the independent. It seems strange to ever put it there in a rendering, since there won't ever be a building like that on top of a city park.

They also added a twin of Austin City Lofts at the SouthEast corner of 6th and West. I think they took some liberties filling in surface lots with 200 foot buildings to make the Independent seem to tower over all its neighbors.

And just east of the state parking garage with the chilling station, it looks like there's a CSC building where there's currently a parking lot. Maybe the building in Republic Square park was supposed to be the Travis County Courthouse that the voters nixed and they just put it in the wrong block.

That's what I thought because the park building is about the same size and similar in design to the massing rendering of the courthouse.

I know reservations don't equal contracts, but this project went from 90% reserved before construction to only 55% under contract now?

I'm just speculating here, but the 20% metric is probably measuring the total amount of time that this project will be under construction and not an indication that the tower itself is 20% complete. It took them a while to get the Energy Control Center demolished and perform all of the site prep work.

I believe the developer was charging a $5K/unit reservation fee when the tower was first announced which is where the 90% "reserved" statistic came from. The sales team then has to convert the reservations into actual signed contracts which they quote as now 55% under contract. The article mentions that only a small number of one bedroom units are still available which I'm interpreting as the other 10% that had not been reserved.

The other buildings in these renderings are always a joke and never to scale. I'm assuming the Republic Park building is actually Gables Republic Park/Hotel ZaZa that was mistakenly put one block to the West. Notice how the Bowie tower looks like it is roughly the same height as the Seaholm condo tower even though Seaholm is about 3/4 the height of Bowie? Lol. It is kind of comical.

No matter, it is going to be awesome watching this one rise over the next 2 years!

Neezo Renders sucks, that's horrible to add buildings like that, I count many issues.

I am still sad they did not use the top of the parking garage to have a public area, there could have been gills and dog walk areas and seating overlooking Shoal Creek.
