Definitely like the updates to the cladding, makes it look a bit more visually interesting. I really hope those ramps aren't using the same ugly mesh as the Pump House though. And that patio.. trellice? .. is weird. I'd rather just see the sky and not cut my head open if I lived there.

Anyone know if phase 2 of this project on Galt is still happening?

Can't say I'm a fan of this crappy siding and I actually think the original renderings looked cleaner. Pretty much everything on this developer's instagram page is nicer than this building. But that's just aesthetics; obviously I'm happy to see a project like this go ahead.

Cladding definitely looks better then the initial renders. Good concept for this location. Hopefully RNDSQR does well with this.

Has a demolition permit been issued yet?

I strongly believe all development North of Galt is now frozen / sterilized until the vagrant encampment is removed and the parcel is sold to the adjacent property owner. They wish very much to purchase it and are really the only buyers. Why no one will help to facilitate this is beyond me .

The immediate area has not been this bad in the 30 years I have been involved in the area.

Insider secret: it is normal for contractors to build penalties into their prices to allow a little schedule freedom. When a job is tendered with severe financial penalties, they get passed on to the customer. So if the city were to say "$5000/day in liquidated damages," the estimator would guess how far over they would be (let's say 60 days) and add $300,000 to the bid. If it's a $10,000,000 job, odds are the winner wouldn't be any different with or without the damages built in.
