Two years for sea wall remediation before foundations can go in by the sounds of it.

With the pedway system being connected from Market Square to Fundy Quay i'm assuming the section nearest to Loyalist Square will be the commercial/retail section, unless they plan on doing mixed-use throughout the entire Water Street, east-side of the development. Would be interesting to have Loyalist Square with patios on both the Market Square and Fundy Quay sides.

Can't say much without renders and designs at this stage.

I would actually prefer to see those “streets” re-emerge as streets, and have the wharf be divided up as a couple of blocks rather than something monolithic. I am open to anything at this point though, the talk of this site has been going on in this forum for over a decade now Must say with all the hoopla today, I’m still sad about the museum cancellation from a couple of years ago.

The telegraph journal received this layout today. It includes an office building, hotel, cultural attraction, two residential structures, and two mixed retail residential structures. An underground pedway between Fundy Quay and Market Square and a complete redesign of the loyalist plaza.

"Cultural attraction" is presumably the new New Brunswick Museum.

I kind of hope the proposed residential building in the southeast is aligned better to Prince William- it's not a great spot for 'green space'. Lots of dead zones between the buildings and Harbour Passage extension too.

The engagement session from earlier this month is on Youtube. It includes presentations from architectural firm Studio Shirshekar concerning the preliminary site development concept and landscape architecture firm Glenn Group who are leading the Harbour Passage extension and Loyalist Plaza revamp.

The presentation from the architect was very high level and did not include any specific designs or renderings - just the preliminary site plan we have already seen. They are looking to other newer waterfront neighbourhoods such as one in Hamburg for inspiration.

The Glenn Group presentation did have some concepts for what they are envisioning for the waterfront public space. I've included a couple site plans that were shared below.





One detail that was shared in the Glenn Group presentation was that they are heavily leaning toward an above ground pedway connection between the Fundy Quay site and Market Square (apparently a pedway connection is not optional because it is tied to some of the funding agreements). While I can appreciate the technical challenges with building an underground connection, I'm more than a little concerned that an overhead structure will compromise the design effectiveness of whatever they decide to do to the Boardwalk/Loyalist Plaza area and impede some water views. I hope I'm wrong...

Plenty of heavy equipment on site. It appears they are starting with the sea wall at Pugsley wharf.

There's a project update for Fundy Quay in tomorrow's Council package. Here are links to the report and presentation.

Various components of the site preparation work are ramping up, and apparently the Museum site that was subdivided off has been re-purchased. Of note, the developer intends to go through its municipal approvals process this year, with proposals currently "in pre-application phase". The goal is apparently to start construction on the phase 1 building(s) next year.

The presentation offers a visual overview of the site prep phases for the project over the next couple years:











So sounds like we might be seeing a detailed proposal from the developer this year with construction on the southern portion of the site starting next year. Not bad!

And the pedway system for the city also gets expanded! Wonder how much S/F is connected through the network in Saint John?

I hope they build out to the sidewalk on the Water Street frontage instead of setting the structure back on a friggin' lawn like in the sketch.

The current iteration of the project has been tagged at $27 million, including $18.4 million of provincial and federal contributions, and has been in the works since 2019 after a plan for the New Brunswick Museum to use the space fell through the year before.

Construction work this summer will focus on the first phase of the seawall repair on the south section closer to the cruise ship terminal, which will eventually be raised by 1.5 to two metres.

Meanwhile, the city has put out a tender for a ‘reimagined’ Loyalist Plaza. The circular plaza will be reconstructed with a new vision as part of a number of changes to the area near Market Slip.


Development is being handled by the Elias Management Group, which will eventually purchase the land as well.

“It’s a 25-year ground lease, there’s a requirement that it must be bought at the end of that period, but they’re able to buy it at any point in that process,” said Jeff Cyr, an urban planner with the city. “Really, they’re incentivized to do so early.”

The agreement required a $250,000 non-refundable option fee.

Cyr updated Common Council on the timeline of the Fundy Quay project at its last meeting.

Beginning this fall, Phase 2 of the seawall repair work will begin on the north section near Market Slip, and construction will begin to prepare the south section of the site for eventual building construction.

The fall construction phase will also see the demolition and site grading of Loyalist Plaza.

Construction on the new Loyalist Plaza will be part of the next phase, estimated to last from the upcoming winter into summer 2022.

I guess $1.3M is considered significant. It’s for a waterfront container village - whatever that is

I'm not sure what to make of this. Sounds interesting, but having a bunch of containers in such an important spot doesn't seem the best use of the land. Maybe this is semi permanent?

Is it so bad? An outdoor venue for performances/market place taking a spot on port land that otherwise would just serve as a parking lot.
