46-Story Una Residences Submitted For UDRB Review, Includes New Baywalk

Brickell’s proposed Una Residences tower has been submitted to the Miami Urban Development Review Board.

According to a letter from the developer, Una’s design “responds primarily to human scale and pedestrian interests.” All parking will be buried below grade, eliminating the visual impact of a parking garage. A baywalk will be built with landscaping by Enea Garden Design, helping to activate a park next door.

The tower itself will rise 46 stories, or 579 feet above ground. It will include 137 units and 251 parking spaces. An unknown contribution to the city’s public benefits program is allowing a height and density increase.

Just one waiver from zoning requirements is being requested, to allow loading and service entry from a primary frontage (necessary since there’s only one street fronting the project site).

Adrian Smith is the architect, with Revuelta the architect of record.

The UDRB will review the plans on September 5.

Demolition Permit For Building At Una Site Has Been Activated

Miami’s building department has activated a demolition permit at the site where the 613-foot Una condo tower will be built.

A letter sent last week to the department requested it be reactivated, after having been inactive for years. The permit was last worked in September 2016, and was originally filed in April of that year before moving to inactive status.

The permit calls for total demolition of a 100,000 square foot building at the site. Cost of the demolition is estimated at $150,000.

A separate permit to remove 28 trees was also activated by a letter sent last week. That permit was also last worked in 2016.

Both the demolition permit and the tree permit still need additional work before being approved, however.

A construction permit to begin building the 46-story Una has been applied for but hasn’t received any approvals yet.

Una launched sales in March 2018. It was submitted for UDRB review in September 2018.

FOUNDATION PERMIT APPLIED FOR TO BEGIN WORK AT UNA RESIDENCES TOWER IN BRICKELL

Brickell’s futuristic-looking 46-story Una Residences tower is one step closer to beginning construction.

Una will rise 613 feet, making it one of the tallest in that part of Brickell.

On August 5, contractor Civic Construction filed for a permit to begin foundation work for the tower. A total of $3 million worth of excavation, piles, and site and soil improvement is planned, the permit states.

Three levels of parking will be built underground.

Two other permits are pending, including a permit to demolish an existing building on the site and another permit for vertical construction of the tower. The demolition permit has been resubmitted seven times as contractors continue to try to gain approval from city officials.

OKO Group’s Miami Waterfront Ventures, LLC subsidiary is the developer. Adrian Smith + Gordin Gill is the architect.

UNA GETS GREEN LIGHT: 11-STORY BUILDING WILL BE DEMOLISHED THIS MONTH TO MAKE WAY FOR FUTURISTIC 46-STORY TOWER IN BRICKELL (BUT NO IMPLOSION)

Demolition is about to begin in Brickell to make way for the ultra-modern 46-story Una tower.

Representatives of the developer told The Next Miami that demolition of an older building on the site will begin this month. A sales center currently on the property will also close this month.

An 11-story building with 61 residential units (including the sales center) from 1971 is being demolished. Developers Oko Group and Cain International paid $48 million for the property.

There will not be an implosion. Instead, the older building will be excavated floor by floor and dismantled with a gripper.

Interest and sales of condo units at Una continue to be strong. A total of 135 condo units are being sold.

Una will rise 613 feet, with architecture by the same firm that design the world’s tallest tower, Adrian Smith + Gordon Gill Architecture.

DEMOLITION IS NOW UNDERWAY AT SITE WHERE 613-FOOT UNA CONDO TOWER IN BRICKELL WILL BE BUILT

Work is now underway at the waterfront Brickell site where an ultra-modern condo tower called Una will be built.

City records show that a permit was granted final approval this morning, allowing for total demolition of an older condo building on the property.

Video uploaded to social media by Una in-house broker Monson Group showed a crane had arrived at the site earlier this week, and demolition work on the seawall had commenced.

An 11-story building on Biscayne Bay will be dismantled floor by floor to make way for the new tower.

The Una condo sales center had been located in the older building, but was moved last month to allow for the work to begin.

Una is being designed by Adrian Smith + Gordon Gill Architecture, which also designed the world’s tallest tower.

The 46-story Una tower will rise 613 feet. A total of 135 condo units are being sold.

MIAMI’S MOST EXPENSIVE, DEEPEST UNDERGROUND GARAGE NOW UNDERWAY AT THE 47-STORY UNA RESIDENCES IN BRICKELL

There’s never been an underground parking garage built like this anywhere in Miami.

Una Residences in Brickell is getting a 100,000-square-foot, 236-car garage that reaches nearly 50 feet and three stories below sea level. The cost: $25 million for the garage alone – triple the expense of a normal garage, according contractor Civic Construction.

The benefit of going underground will be seen in the aesthetics of finished product, developers say. A grand, double-height lobby with 20-foot-tall glass windows will overlook a pool deck set directly above Biscayne Bay – instead of being atop an ugly garage.

Building a subterranean garage like this not only costs money, but also takes time. It will take around a year and a half to build, and it won’t be until late 2021 when ground-level vertical construction begins, even though groundbreaking took place earlier this year.

The tower will eventually top off at 579 feet above ground. It is being designed by Adrian Smith + Gordon Gill architects.
