If anyone has every wondered who lurks among us on these various development message boards for Philly, Bruce Toll just posted a comment on a recent Yimby article.

I thought that was fascinating. Simple interest or is Toll (the company, not Bruce) poking around in previously unthought of areas of the city?

This project will proceed as a matter of right, and interestingly enough, it won’t even include all of the property in question. About 40% of the property is zoned for lower height and density, so the developers are slicing off that section of the parcel and only developing the corner at this time. Figure a 3-4 story building will be proposed next door down the line, unless the developers opt to chase a zoning variance.

Construction permit was issued yesterday, CP-2021-006317: https://eclipse.phila.gov/phillylmsp...ctId=393702749

However the story today at the PhillyYimby blog, SHOWS OLDER, MUCH DIFFERENT RENDERINGS (there were several iterations). The FINAL VERSION approved by the PHC on the 'consent agenda' at their Sept 10 meeting is this one: https://www.phila.gov/media/20210903...St-Revised.pdf

You will notice that the approved version is primarily brick on the Market St elevation.

We followed this design through all its iterations as presented to the PHC's Architectural Committee, to the full PHC, back to the Committee, tweaked some more, and finally approved September 10th by the PHC. I for one would love it if Bruce got off philly yimby and started poking around in previously thought of areas of the city and built the fucking jeweler's row tower already. That site has looked like shit for years. They completely destroyed one of this city's more charming streets.

Yea, I am glad to see this makeshift parking lot go. I don't know if I like the most recent iteration yet, it could either turn out cool and unique or sterile and cheap. I guess that is the risk with any project.

And what is the story with that huge lot next to Frankford Hall? Wasn't the old building supposed to be refurbished into a hotel with a pool, but was torn down in 2019 and now just sitting.

last I see is a permit for excavation/foundation work issued back in 2019. So who knows

The design of the buildings isn't an issue for me, and I agree that they're pretty much what you described. My issue with this project is the absurd amount of surface parking. This level of parking shouldn't even be necessary in one of the most transit-accessible nodes of the city (four trolley lines, several bus routes, the El, and the Media/Elwyn Line are all close by), but if it must be included, then the preferred option would be to have it buried. If this isn't possible, then the surface parking lot should be pinned up against the R3's tracks, not at the intersection. The urban design is atrocious.

No idea what Toll in particular is going to do, but a lot of people in the Philly real estate community read Philly Yimby (and I mean, like, the people real estate companies are named after, i.e. Bruce Toll, or people in their immediate orbits). Even my dad, who isn't in real estate per se but manages a related business, reads it and sends me articles haha.

well as noted in article several weeks back the changes to the design are in reaction to feedback from the neighborhood. At the end of the day the people living nearby are the ones who have to live with the end product and their input led to what we see now.
