JERSEY CITY | 618 Pavonia Avenue | 293 FT | 27 FLOORS

616-618 Pavonia Avenue

Quote:
The third phase of Namdar’s redevelopment, at 618 Pavonia Avenue, is also set to rise 27 stories. While official renders haven’t been released for that portion, it includes 376 apartments and will complete the three-block pedestrian plaza envisioned for the neighborhood.

Namdar’s towers would add a total 777 of units to the neighborhood, which is just a few blocks from the Journal Square PATH station. The properties fall within the Journal Square 2060 Redevelopment Plan and none of them include any affordable housing or parking components.

Rendering Released for Approved Tower at 618 Pavonia Avenue in Jersey City

Quote:
The look of Namdar’s second tower at 26-28 Van Reipen Avenue emerged earlier this year and New York-based C3D Architecture has released mock-ups of what will be the development’s final component. Originally approved during 2019, the plans will replace a parking lot at 618 Pavonia Avenue with a 27-story high-rise that tops out at 293 feet.

The first floor of the development is set to include a residential lounge and café plus a street-level retail space spanning about 5,500 square feet. The second floor will consist of a large office space complete with a showroom, gym, yoga space, and party room. Offices will also be featured on the third and fourth floors with two spaces running about 11,300 square feet each.

The remainder of 618 Pavonia Avenue will include 376 residential units breaking down as 24 studios, 264 one-bedrooms, 80 two-bedrooms, and eight three-bedroom spaces. The development will sport a significant rooftop space that features a pool, an outdoor kitchen, common pantry, outdoor recreation area, and a resident’s club.

Nice to see excavation at the Homestead here. It should be a really neat walk to Journal Square from Cottage Street once all these developments are done. (I miss my old neighborhood!!)

Piling

The other site on Van Riepen was cleared, but is currently on hold. Assume it will be used for staging

Really cool to see the area transform. I was in NYC/JC last week. Things are definetly changing for the better in Journal Square and the Heights.

Yes, this area is really building up - several 25+ story buildings going up right now, in addition to several smaller ones. Going to be nice in a few years.

From last week
