The sprinklers only operate if there is a fire inside. The heat breaks the glass piece in the sprinkler.

If you have no sprinklers and the fire is in your unit. Everything burns. So either it's potential for water damage or lose everything to fire. Then get the water damage from the fire fighters anyway.

According to the NFPA (the people that write the fire protection standards) fire depts use 10x the water to put out a fire compared to a sprinkler protected unit.

So they never go off accidentally or in response to smoke from something on the stove? That was what I meant.

I have lived in both types of apartments. The big issue is sound transfer, not sprinklers. In a wood building I have managed to burn several things on the stove and set off the smoke detector but never triggered the sprinkler. Hearing noise in all directions through wood was not fun. There are ways to mask noise, but that costs money.

Just saw this post on Linkedin of all places from 1 hour ago. I'm wondering if this is in reference to a new, unannounced project or is it something that's already being built/in the works - it sounds like its for either commercial or residential, so maybe it's for 300 main? (Note: Wawanesa's new HQ which is estimated to cost $125 to $150 million but perhaps it's for the Portage Place redevelopment?)

Self performed concrete would not be 300 main. Self performed is something like PCL building TNS and doing the concrete themselves.

Sounds like could be PP or something else. I think there's been some rumours of in announced projects on here.

Yes, living in a 1912 era Winnipegesque three-storey walk up in downtown Toronto (rare here) was a charming experience that I enjoyed for 8 or 9 years, other than for the footsteps and creaking, which I don’t think I could endure as well at my current advanced age. With my rather large collection of books and paper collectibles, having sprinklers on the ceiling would cause me a bit of anxiety, even if most items are in plastic and fairly well protected. That is why I was thinking about this.

$110 million would be more than a high rise tower....interesting.

Didn't Starlight say the whole project cost was in the $300-400 million range? In that light, could $110 million be referring to the proposed pair of residential towers that are part of the overall project?

It was a recruiter from a local recruiting firm called Legacy Bowes. I don't think that helps much unless you know which clients the firm is hired to help but I think that's private information.

Doesn't sound like the Portage Place redo because that's much more expensive than 110 mil. Possibly a phase of the project?

The other possibility is that it's something to do with a previously announced TOD? They do specifically mention residential construction so I doubt it's the Wawanesa building.

My thought was that it may have to do with just the two residential tower portion of the overall project.

Window coverings are down and the former restaurant space in NewPort is completely open to the old lobby portion, still lots of work being done. Looks like the initial renderings showing the lobby being moved to the corner are (still) happening. Will be interesting to see if they have to wait til the new BMO in 201 Portage opens before being able to complete, or if BMO will vacate that location earlier.

The 201 interior renos are well underway, the lobby is all hoarded in on the inside now too.
