I enjoyed vike's column in the Freep today about the classic Winnipeg walkup apartment and how zoning regs make it practically impossible to build nowadays. As sad as that is, the building going up on Hargrave in wpg_guy's post comes somewhat close to that ideal form. Nice to see one getting built to replace the many that are disappearing.

The downtown area has its own zoning bylaw which isn't nearly as strict as the zoning bylaw for the rest of the city. (eg, there's no minimum parking requirements.) It would be very difficult (if not impossible) to build this in areas like West Broadway, Spence, Central St. Boniface, or Osborne Village.

While that's "good infill" – my god is that thing hideous. I actually didn't know it was possible to have such little design in a building.

Also, the condos that replaced the CanadInns on Pembina are also horrific. They're frankly mind blowing.

Just curious, has City of Winnipeg established an urban limit line? It’s claimed that it can help preventing urban sprawl, increasing the number of downtown development, encouraging more people to live in downtown and change their perception of downtown.

The idea is from this article which I encountered when learning about MTS centre, from 2009:

By the way I must say that posting this doesn’t mean that I think downtown is the same as it was in the 2000s. It’s been 10 years since that article was published, and evidently there have been so many positive changes. Personally, I’m starting to dislike living in the suburbs now because of how boring and lifeless my area is. I’m living in Bridgewater right now, and to be frank, it’s boring in my eyes. The Bridgewater Centre surely bring amenities to the area but it’s just undoubtedly so...artificial...

modern fire code has sprinklers and wood is sprayed with some type of fire retardent, exterior walls have fire barrier board. dont know what its all called, but wood construction in past few years is nothing like the 80-90's.

It's not a beauty but if someone was going to build it I would support it 100%. It would be perfect at the parking lots on Donald between St. Mary and York or the Earls parking lot.

It was called Saddlery Lofts. Although not a prize winning piece of architecture, it sure would be nice to have on that corner.

Absolutely. The SW corner is still crying out for something better than the run down stump of a building that currently sits there.

right, but the met was heritage-designated. that really limited their ability to just cover the whole thing in stucco

That saddlery thing brings back memories....back in the day when every little proposal was a big deal here.

I can't remember what that twin tower thing is....main street?

Hydro proposal at Smith and St. Mary.

But yeah, back in the early-mid 00s there was next to nothing happening in town other than the MTS Centre and suburban big box stores. The tiniest project was always huge news!
