not low rise development, but something that comes up here a lot so I thought people would be interested.

hopefully this comes to fruition. it will be a great asset for philly and the region. I can see more projects and people move into the area as a result of this because people will want to use it. it's like planting a flag and saying we are here to stay and we want to run, walk, or bike on it...LOL.

The Gotham Silk Hoisery Building project at 2nd and Norris is coming along nicely!

Also, here's a pic I snapped at the corner of Hancock and Huntingdon, which is apparently a development hotspot:

The last article I read on this was an estimated completion date of 2023. Obviously things change and, in the past few months have changed more than ever before, but any thoughts or insights if that's still a realistic timeline?

Does the economy and pandemic slow this down or possibly speed it up with a possible infrastructure stimulus package?

There is a new 5 or 6 story multi family building on Broad St. next to the Blue Horizon that was not there the last time I drove down that section of Broad many months ago.

I am happy they are doing this project but imagine if we spent $43 million building out our street bike lane network. The logic between spending so much money on bike trails and very little on on-street lanes puts the tourist/occasional user over the every day users. It's like building a tourist street car loop while ignoring your bus network.

Bike lanes are tied to resurfacing, they almost never install a bike lane on a street that isn't being redone. This is another reason why adequate funding for paving is critical. They are doing 22nd street this year. It didn't get much press considering everything that is going on.

Yeah, before the world ended, if you went to the trails between 6-9a and 4-6p, you'd see a bunch of people biking in suits obviously biking to and from work. It's used by commuters. I've biked the river trail to 30th Street for day trips to NYC or DC more times than I can count.

I actually hate stories like this.

July CDR Submissions

139 N. 22nd Street - 22nd and Cherry
Logan Square
Good project. Would I like to see more height here? Sure. But I understand the neighborhoods complaints about height, and this acts as a nice step up from the residential streets to the highrises that line the river.
-4-story residential building
-115 units
https://www.phila.gov/media/20200624...uced-final.pdf

1306-34 Callowhill Street
Callowhill/Loft District
Great project continuing the positive trajectory of this area.
-7-story mixed-use building
-181 units
-Ground floor commercial
https://www.phila.gov/media/20200624...al-Reduced.pdf

1823-35 Callowhill Street
Franklintown/Museum District
Great project slowly chipping away at this massive vacant lot.
-6-story mixed-use building
-57 units
-Ground floor commercial
https://www.phila.gov/media/20200624...on_reduced.pdf

1309 Cambridge Street
West Poplar
Great project - this area should and could be much more dense.
-5-story residential building
-46 units
https://www.phila.gov/media/20200624...2020.06.23.pdf

1525 N. American Street
Olde Kensington
Great project. North American Street in Olde Kensington really has a bright future as a dense commercial street.
-6-story mixed-use building
-110 Units
-Ground floor commercial/artist studios
https://www.phila.gov/media/20200624....24.2020-1.pdf

7165 Keystone Street
Tacony
Tacony???? Is the demand there??? I mean, this could be a denser area - good transit access and close to the highway. This could easily develop as more denser, more built up area, but I'll believe this one when I see it.
-5-story mixed-use building
-106 units
-Ground floor commercial/industrial

Good to see a lot of new stuff on the menu but most of it is probably running through CDR now so they can get their permits in before the tax abatement change at the end of the year. That change is going to curtail a lot of development, especially the larger-scale multifamily projects.

The height is because this site is zoned RM-1 and there's not enough time to go to zoning for more height and get permits before the end of the year.

I can second this, I use the trail a lot and on nice days it's even more packed. And depending on your point A to B it's a great commuting option and far more peaceful than fighting angry drivers on surface streets.

Great Project?

This is a terrible project.

Should be declined to wait for something better.

This is no different than a GHo special on steroids.

It's basically another 4th&Race.

We can do better at that location.
