Its a shame they couldn't be a little more competitive for folks like Amazon or even Google or Apple.

Apple is currently searching for a ton of space, something like 750,000 sq-ft, enough in theory to kick start 2 WTC. But everyone seems to be looking at Hudson Yards or its proxies.

Or they could just build it on spec, and hope they can get enough smaller commitments so when it opens, its financially stable.

Rival developers face off for rights to build at 5 World Trade Center

The Silverstein and Brookfield project would include only a small portion of commercial space. Its large residential component, which could amount to 1.1 million square feet under the guidelines set for the bid by the Port Authority, would be required to allot 25% to 30% of the apartment space for affordable housing.


The Port Authority has not specified when it will choose a winner for the property. The developers could bid to either lease or buy the site outright.”

Is there a requirement that WTC 5 be shorter than WTC 4 in keeping with the original stepped plan? If so, maybe 875'...

This could yield something significant, but part of the plan to not include residential from my understanding is to avoid environmental impact studies and getting the public involved. The zoning is capped at 900 ft, so any change would have to go through the rezoning process.

The parcel itself is quite big, so it'll most likely be bulky in nature to fit all of that square footage. This is for commercial and mixed used elements along with resi regarding the height cap. Also square footage caps depending on the configuration of functionalities.

Fucking attitude by some rich people that everything like this has to be geared to wealthy people... studies show mixed income developments and neighborhoods are better for those making less than only having affordable housing set up in less affluent neighborhoods. Why should you care some regular people will get to live in a better neighborhood, maybe actually get to know better off people and vice versa? They might even form...horrors... a community!

I’m not rich though.

Affordable housing requirements do nothing to really alleviate availability or high market rates. It’s a tool used by scumbag politicians to make credulous advocates and residents feel like something good is being done.

That, and people don’t deserve nice things. They ought to earn them like the rest of us have to. I’m sure you can appreciate the resentment that might cause.

Umm maybe you can start with trying not get triggered by the idea that helping other people does not hurt you in only the slightest of ways and may even be helpful? There are 114,000 homeless children - about 10% - attending NYC public schools. Imagine the anvil around their lives and the generations before them. A fancy food hall is nice and all, but it sure would be nice if there were places for people to live, too, and not have to take 3 transfers each way and a bus to get a decent job.

Because taxpayers are massively subsidizing such an arrangement. I'm basically paying for some lucky schlub (with a decent income, enough to easily afford a nice market rate apartment) to live in taxpayer-subsidized luxury building till death.

Seems to be an incredibly inefficient system, even if you support housing subsidies, because you're getting the least bang for the buck and producing the least amount of affordable housing by concentration such subsidies in the highest cost neighborhoods. Why can't the residents live in regular neighborhoods like everyone else, or, alternatively, why can't the taxpayers get the maximum return by concentrating subsidized housing in low-cost areas?

Thirty percent of the units would be offered at below market rate.

The Port Authority and Lower Manhattan Development Corp., the two state agencies in charge of the site, are not divulging the bidders’ identities. The proposals, received in September, could pitch plans for either a residential or commercial building. Back in 2003, the master plan for the rebuilt World Trade Center site called for a commercial building of up to 900 feet. But with the changing market, the agencies chose to also accept proposals for a mixed use building with as much as 1.1 million square feet of apartments, 20 to 30 percent of them required to be below market rate.

“We’re testing the market, which is why we didn’t put more restrictions and parameters [in the request for proposals],” Holly Leicht, the LMDC board chair, told a Community Board 1 committee in August.

A commercial building of up to 1.3 million square feet could be built without public review, as could a hotel with as many as 800 rooms and 150,000 square feet of convention space. A residential building would require months of public review, and would also be looked at by a newly formed Community Advisory Committee of elected officials, a CB1 representative, and LMDC and Port Authority officials.

Five World Trade Center is the site of the former Deutsche Bank building, damaged on 9/11. The LMDC bought the property and is turning over development revenue to the Port Authority in a swap that allowed the September 11 Memorial & Museum and performing arts center to be built on land that the Authority had controlled.

A spokeswoman for the Port Authority said there is no set timeline for when a selected developer will be announced.

It makes sense for this to be a primarily residential tower: With office space available in Hudson Yards and the other WTC, it doesn't make much sense to build yet another office tower.
