Last thing I had seen was just some mediorcre retail thing. A handful of stories at most.

If someone has decided on additional floors at that location, then bring it.

Something residential and with hotel I believe. Sterling Bay is developing, can you see if you can get more info?

I've seen a couple rendering concepts for 300 N. Michigan...a few highrises, but this seems most realistic. It would be interesting to see if there's been any updates.

In that Crain's article last week about Sterling Bay and Union Station, it was mentioned that they were looking at a tower for 300 N. Michigan Avenue.

Agree. That spot is prime and would be a waste as some squatty lowrise commercial building.

A tower there would be great. Any idea what it would look like? It's surpririsng that we have no renders but foundation work is done.

No foundation work has been done. The current building is still on site. There's no news.

It's seriously prime real estate. And beyond 300 feet up, the views would be insane. Plus, dual-level roadway. It really should be something major, and almost hard to imagine without at least a hotel component (even despite a bazillion hotel rooms within a three block radius).

But if you take a look at its environs, there are a couple throw-away low-rises to the north that you'd want to buy up if you had ambitious plans. And then, having gone that far, you'd have the 320 North sliver tower stubbornly blocking lower views ... maybe you'd buy that up too and meld into it?

Incidentally, to the south, there is a faint rumor that Carbide & Carbon might change its hotel flag. H.R. apparently has some issues at being a professional hotel operator.

Yeah, Sterling Bay is insane if they don't go up on that site. I would venture to say that it's possibly the most prime site in the city right now. Literally at the cross roads of Michigan Ave, the River, the new Riverwalk, Millennium Park, etc. etc. I would much rather purchase a condo in a 700' tower at 300 N Michigan than in Vista. This site has it all and hopefully Sterling Bay will take advantage of that.

Are residential high-rises something that SB has done in the past? If so, I can't think of any projects off the top of my head.

Thanks for the tip, Tom. So here's what we know: Big foundation. Sounded like something tall. Relatively square base, Probably no frustums, Probably not beige.... Whip out a napkin and draw it up, LVDW!

Not foundation "work". They calculate how much pressure the soil can support and recommend foundation types and bearing depths for foundation people like Case. The building they had them design for was 41 stories. And there were drawings attached, so somewhere out there there's a 41 story proposal. Someone call SpyGuy.

All the foundation stuff they did was signed just days ago. So likely anything here is years away. Or at least that's my assumption.
