Hopefully there's a bar or full fledged restaurant up there. I think the city needs more rooftop spaces.

I forget exactly what's all up there. But it's 3 levels.

Too bad we can't revive this old 383 Madison proposal. It's was too early for it's time.

Sorry, but the attire of those three men fits with the design of that building, which is to say the dated 'glitzy' 80's and 90's look.

I like the overall shape, but I think it looks dated.

Damn, that 90s proposal, add a spire on top like the Salesforce Tower in San Francisco, would’ve been a instant Icon

^ Even as is, it would have been an icon. I think it was something like 1,083 ft. What eventually got built is the current headquarters of JP Morgan Chase.

Don't knock the 80's. The 90's were so-so.

It was for the protection of the hotel union workers.

Who knows if they will show some drawings of the new tower?

They may, but they may also just use the information in the draft.

I highly doubt that this will be a box.

This will be a boutique tower with small floorplates marketed to hedge funds, PE and VC firms, and smaller, elite law firms. I'd be shocked if there aren't outdoor terraces, etc.

There may be at least one terrace - there is a single setback specifically at 301 ft. That's one of the zoning overrides seeking approval. The may also be able to incorporate terraces of some kind on the mechanical floors, but we won't know about that specifically until we see more detailed plans. Still, the stacking graphic given below is what to expect. As far as boxes, they're the most efficient plan, especially on a small site such as this. In fact, it's why Manhattan has the grid that it does. Efficiency. There could be some crown or visible structure element, but a box all the same.

Given the preference for outdoor space (really for the last few years, unrelated to the pandemic), and the likely high-end tenancy, yeah, I would guess this will have multiple terraces.

I"m sure they'll have some for of it. But this is the specific stacking they're seeking zoning for....

If built at the current 15 FAR....(extra setback)

With the additional Vanderbilt corridor rezoning...

81-254
Special permit for height and setback modifications

81-63
Special Floor Area Provisions for the Vanderbilt Corridor Subarea

81-632
Special permit for transfer of development rights from landmarks to the Vanderbilt Corridor Subarea

81-633
Special permit for Grand Central public realm improvements

81-634
Permitted modifications in conjunction with additional floor area

81-674
Ground floor use provisions

81-676
Pedestrian circulation space requirements

Yep, I always liked that design (although a little more height would be nice). 10 times better than the lazy design that got built there, and a lot of the towers that have gone up recently, for that matter.

Never understood why old designs can't be built now. In fact I don't think its ever been done, at least for a major skyscraper.

Speaking of which, I wonder if KPF will design this tower. It would be nice to see some elements from the Travelstead here. But this could also be a Foster or BIG tower. Maybe even SOM. Anything but a blue glass tower.

As far as terraces go, I think they could incorporate something like this one just up the block (390 Madison) another KPF work.
