Seems like a failure of material choice if its fading that quickly!

Haha. Paint on metal doesn't last that long. I think they were last painted about 15 years ago and like I said there are a lot of internal things that need to be changed, fixed and updated. I'm not sure if Section 8 needs to have the same standards as public housing, which are probably not the best anyways. I wonder how much a contract would be to have that paint job done.

From what I read, the “big” renovation was in 2012, so I believe the paint was redone then - 8 years ago.

Okay maybe I'm wrong about the dates. Do you have answers for my questions?

The last renovation was $133 million, but that included elevator replacement, new plumbing, re-sealing windows and a ton of other things. They actually got a lot of bang for their buck considering it's only a little over $1000.00 per unit.
I imagine the painting would be between 5% and 8% of that cost, probably closer to 5%.

So for sure painting was included in that update? I kind of remember all those other things getting done. No doubt they were all way past due.

This is the best summary I could find. Under the heading “Renovation”, it indicates the panels were repainted.

I've started a separate thread where I intend to put all of my photos of new projects on sites left vacant by buildings destroyed by arson in the unrest. I'm going to try and document all of them fairly closely if I can, and wanted to keep them all together in a different spot.

Good job on your posting of progress. Wish you'd do it with all the ones you did on the other site. Like it better if you broke it up to increase the stats on this page. Salt Lake City has nothing on us and has 4 times the counts. What's up with that. Because there is one guy who posts 2 times a day with updates. The latest tree planted etc.

I'll let someone else play the game with the detailed citation, but 24-floor residential tower (plus a 9 and 10-floor) approved for Edina near Southdale:

Nice update!

This warm, dry December is probably doing great things to the schedule for many of these builds. Not just the lack of snow...but fact snow is totally gone and things are dry, easy to work with.

Thanks, always, for the updates. A transit center at 35W/Lake? A light rail line down Lake Street? Orange Line?
