TACOMA — While apartment construction is expected to slow nationwide, Tacoma is now considered a top-10 market nationwide for multifamily investment by federal mortgage lender Freddie Mac.
The lender predicts Tacoma will be third in the nation for income growth in 2017, at 5.8 percent. Coupled with a relatively low apartment vacancy rate this year of 3.2 percent, it makes Tacoma a hot commodity for those looking to invest in apartment construction.

Work has started on a 166-unit mixed-use development in Tacoma, and city officials say they hope the project will encourage other new construction in a sleepy part of downtown.

HQC USA LLC is developing the $40 million project at 1210 Tacoma Ave. S. The firm is based in Renton, but its headquarters are in Vietnam.

That's three apartments of similar magnitude that have broken ground in a short stretch of Tacoma Avenue in a short period. That might be a good street in a few years, though it has a long way to go to be a cohesive area. Bates Technical College and the Central Library are both within 150 yards.

The neighborhood is a steep walk from the CBD, and might be the West Coast's worst example of Great Lakes style emptying out. So none of this was automatic.

Maybe the big trend is that Tacoma is getting a lot of spillover from Seattle, which is raising rents, and that's making apartments pencil. That's not good news if you're poor, but it's great for Tacoma becoming more urban. Based on local factors such as land cost, prices should stay quite a bit lower than Seattle...I'd guess at least 20% lower but possibly a lot more. With density (and density of services), it's easier to get everywhere on foot, so you'll be able to live pretty cheaply there.

The proposed building is by the Tacoma Dome Station. Interesting to see that area get interest. Pretty industrial but awesome for commutes.

Tacoma Town Center: $125M mixed-use complex starts soon

North America Asset Management Group will break ground Thursday on a $125 million urban infill project that will turn two blocks near the University of Washington Tacoma campus into a mix of housing, retail and office space.

Tacoma Town Center will be built on the mostly empty blocks in the Brewery District. The site is bounded by Jefferson and Tacoma avenues South, and South 21st and 23rd streets.

Two blocks near the UW Tacoma campus will get about 600 housing units as well as retail and office space, with a bike and pedestrian path in between along Fawcett Avenue.

$150M Tacoma project starts its first phase: hotel, garage, retail

Work is officially underway on a $150 million hotel, residential and retail project next to the Greater Tacoma Convention Center.

A groundbreaking was scheduled for Tuesday.

The city of Tacoma recently completed a property sale to Yareton Investment and Management, which is developing the site.

It is the largest privately funded downtown development in Tacoma's history, according to the city.

A 300-room Marriott is part of the $85 million first phase. The $65 million second phase will add housing and more retail.

That's a great project for Downtown. It'll help bridge the gap between the CBD and the UW Tacoma and museum area.

Downtown Tacoma

Both this new hotel and the Town Center project are major for downtown. UWT sits pretty, right in the middle, but I'm concerned that its growth might be constrained soon.

Haven't heard any news about the Elks and Old City Hall redevelopment on the north side.

A recent addition to that portfolio is Proctor Station, in Tacoma.

UWT has room to grow to multiples of its current size. My worry is they're sitting on tons of underused land uphill from their core.
