Downtown Miami’s 98-Story Waldorf Astoria Gets Pre-Construction Loan

The developers of the proposed $1 billion supertall Waldorf Astoria Hotel & Residences tower in downtown Miami have obtained a pre-construction loan as they prepare to launch sales.

Property Markets Group, Greybrook Realty Partners and S2 Development were granted a $33 million loan, according to CPExecutive. BridgeInvest of Miami is the lender.

The funds will be used to finalize approvals, market the property and launch residential sales.

A sales center is now under construction at 300 Biscayne Boulevard, where the tower is planned to be built.

The Waldorf will rise 98 stories, or 1,041 feet – much taller than Miami’s current tallest, the 868-foot Panorama Tower. It will be the tallest residential tower south of New York.

When completed, there will be 140 hotel rooms, 400 condos and “top culinary destinations.”

Sieger Suarez is the architect, with Carlos Ott the conceptual architect.

The base along Biscayne is pretty awful, but the rest of the tower has certainly grown on me. And great to have a tallest that is primarily glass, and not primarily painted concrete and balconies. I think this is a big win for Miami and hopefully it gets full construction financing.

Pricing At 98-Story Waldorf Astoria Hotel & Residences Revealed For The First Time

The sales center for this tower is still u/c.

I think given the success of the Aston Martin tower with sales, this could have the best probability of being Miami's 1st super tall to rise. Construction should take about 3 years once groundbreaking occurs.

Walker & Dunlop Arranges $45M in Land Loans for Waldorf Astoria in Miami and Boca Housing Project

The two land loans in Miami and Boca Raton totaled $45.2 million. The Bethesda, MD-based Walker & Dunlop arranged a $33-million loan in connection with the development of the new Waldorf Astoria Hotel & Residences Miami at 300 Biscayne Blvd. The project is being developed by New York-based developer Property Markets Group (PMG), along with Toronto-based private equity and asset management firm Greybrook Realty Partners and S2 Development of Miami.
Once complete, the luxury hotel and condo tower will comprise 98 stories with a 140-key hotel and approximately 400 condo units. BridgeInvest was the lender in the deal. Walker & Dunlop reports that the loan was structured to allow for the finalization of approvals for the project and the launch of condo sales. With its flexible terms, the interest-only, non-recourse financing provides the developer the option to exit with limited pre-payment penalties.

Hilton announced the development of the Waldorf Astoria Hotel & Residences Miami in September 2018. Upon completion, the new high-rise property will mark the entrance into the Miami market for the luxury brand.

Odds are looking good on this one. Especially with the Sales Center being developed. Aston Martin had similar scenario, and is now rising. The name is powerful as well. Waldorf is creme de la creme.
