JDS PROPOSING 752-FOOT TOWER TO REPLACE BRICKELL FIRE STATION

New York developer JDS is negotiating to replace Brickell’s Fire Station number 4, in exchange for payments to the city and other benefits.

The tower would top off at 752 feet, the proposal states.

It would include:

1,000 residential units
175 micro units
176 hotel room keys
250,000 square feet of office
5,000 square feet of retail
90,000 square feet of fitness, wellness and amenity space
1,600 parking spaces

Another developer had previously negotiated to replace the fire station, but never went through with the purchase.

JDS would combine the fire station with adjacent property for a bigger site. Benefits to the city would include millions in payments, a rebuilt park next door, and a new fire station.

Records show that negotiations have been ongoing since last year and appear to be getting closer to completion.

The project will actually include two connected towers, one at 62 stories and the other at 23 stories. The tallest would top off at 752 feet.

The City of Miami Commission is scheduled to decide whether to ratify an agreement negotiated by developer JDS with city administrators. A commission meeting is scheduled for today.

Site plans for the project have been submitted to commissioners. New renderings have also been obtained by the SFBJ.

Shop Architects is designing the project, the plans show.

The project is proposed to include over 1,000 residential units, as well as hotel, office, retail, and wellness. A rebuilt park and fire station is also part of the deal.

Construction must begin within 18 months of site plan approval, with completion of the fire station 36 months from approval.

Michael Stern is moving forward with massive Miami tower project

New York developer Michael Stern is moving forward with plans to build a $500 million mixed-use tower west of Brickell Avenue, which will include 1,000 residential units.

The Miami City Commission cleared the way for Stern’s JDS Development Group to work with the city on developing the massive site.

The 1.5-acre project calls for a 752-foot-tall tower. Part of the agreement with the city includes JDS building a fire station on the ground floor.

Stern plans to break ground on the 2.5 million-square-foot project this summer, beginning work without financing. He will seek financing in about a year.

The 62-story tower will include 1,000 rental apartments, 200 micro units, a 200-key hotel and about 250,000 square feet of office space. The development will also feature about 1,700 parking spaces. There will be no condo component.

JDS hired James Corner Field Operations, the landscape architecture and urban design firm behind the High Line in New York, to renovate Southside Park, at 140 Southwest 11th Street. New York City-based SHoP Architects is designing the project with Kobi Karp. SHoP Architects also designed Stern’s Brooklyn skyscraper at 9 DeKalb Avenue.

I love it!! That is as long as they attractively camouflage the parking base, and it looks like they have. I find this particular style of design that's been cropping up around the country as an exciting and a very attractive mix to add to a skyline. Perhaps, too many of the same style in the same skyline would be a bit of a hot mess. However, a few here and there scattered about makes for a far more interesting addition to the skyline. This is true especially when you have an overabundance of too many 60s-70's style boring box towers with very dated skins.

1 Southside Park will include two 60-story towers rising 780 feet, along with a rebuild of both a Fire Station on the site and Southside Park.

The project will include:

32,000 square feet of governmental uses: the new City Fire House No. 4.
A “world class hotel” with 200 rooms, with accompanying amenity spaces.
200,000 square feet of office space
11,000 square feet of commercial / food and beverage spaces
1,175 residential units
100,000 square feet of health and wellness uses
Up to 1,000 parking spaces


James Corner Field Operations of New York will design landscape for both the project itself and the rebuild of Southside Park.

The rebuilt park will also include an enclosed dog run and dedicated areas for small and large dogs, seating areas, water features, opportunities for public art, playgrounds for different age groups, a new basketball court, and space for active programming such as movie nights and community sports events. The historic schoolhouse, will be highlighted as a resource for the park and neighborhood. Mature trees will be preserved and new trees added. A new connection from the park to The Underline’s Brickell Backyard beneath the Metrorail will be added.

The Brickell Metrorail and Metromover station is a short distance away. That permits developers to apply under the county’s Brickell Rapid Transit Zone allowing for more intense uses, which is why it is being reviewed by Miami-Dade County instead of the city of Miami.

JDS Development of New York and publicly-traded Choice Hotels are co-developers of the project.

Brickell’s 64-story 1 Southside Park has been granted a $43 million loan for acquisition and construction, according to a January 26 press release.

“1 Southside Park’s thoughtful, dynamic design serves as an exemplar for how we can design and develop in dense urban centers, with the community fabric in mind,” said Michael Stern, Founder and CEO of JDS Development Group, which is building the complex.

The release states that 1 Southside Park will include:

1,175 residential rental units
190,000 square feet of office space
200-key boutique hotel
10,000 square feet of retail space
1,400 parking spaces.

I'm excited to see how it will be executed. JDS and SHoP are responsible for 111 w 57 and 9 DeKalb. I think it will turn out much more beautifully in real life than in these renderings.

The 1 Southside Park project is set to become the biggest ever apartment rental project in downtown Miami and Brickell’s history – here’s a look where it stands today.

Demolition of an older building on the site has been completed and the site is now cleared.

Equipment from foundation construction company Keller is now on the site.

A sign at the front of the site shows that Plaza Construction will be the general contractor, matching permit documents.

Another sign at the front of the site advertises a potential brownfield designation, allowing access to public funding for cleanup. The developers were granted that designation at a recent meeting.

The 64-story tower will include 1,175 rental apartments, more than any other ever built in a single project in downtown Miami’s history.

There will also be a a 200-key Treehouse hotel, 190,000 square feet of office, and retail.

Shop Architects is designing the project.

Considering the new project will occupy all of the western frontage with additional frontages on the northern and southern side of the block, demolition permits will be required to remove the existing fire house at 1105 Southwest 2nd Street.

Developer Signs Deal For Utilities At One Southside Park Megaproject In Brickell

Miami Dade’s Water and Sewer Department finalized a deal last week to supply water and sewer utilities to the One Southside Park project in Brickell.

The developer also obtained final approval for the project from Miami Dade planners in late December, county records show. It went through county planners for review under their Rapid Transit Zoning scheme, rather then through the City of Miami Planning Department.

Construction is already underway, with groundbreaking in April 2021.

According to the newly completed utilities deal, One Southside Park will include:

1,195 apartments
165,000 square feet of office
200 hotel rooms
86,151 square feet of spa
23,312 square feet of full service restaurant
1,417 square feet of fast food restaurant
5,120 square feet of banquet hall
13,673 square feet of fitness center
32,000 square feet of fire station

The developer will pay a connection charge estimated to be $1,452,647.82.

There will also be a special Brickell Basin II connection charge charge $810,490.20, bringing the total to nearly $2.3 million.

The 62-story project is planned to rise 754 feet above ground, or 766 feet above sea level.

Barry Sternlicht’s Treehouse Hotels will operate the hotel portion of the development.

JDS is the developer, with SHoP Architects and James Corner Field Operations overseeing architecture and landscaping.

I would advise against judging this one too quickly. The team of JDS and SHoP has erected several masterpieces in NYC, and JDS is an aggressive developer. This could end up being one of the most fascinating and interesting buildings in Miami.
