Rendezvous Urban Flats is nearly completed and according to their website, opened this month. Here is a link to some photos.

There are conceptual photos uploaded which we've already seen but there are actual photos of the interior as well. Would or could you rent >$1900/month for a room?

At long last, HUB V.



This would be where the Arizona State Credit Union was at Park and 1st Street. Appears to be residential only.

Is that the last large parcel on Main Gate? I'd like to see some development cross Speedway where the chamber of commerce is.

4 blocks of 10+ story high rises between University and Speedway, UA is building up.

According to Rio Nuevo, they are tentatively expecting a 40% decrease in income for 2021 fiscal year. Despite this loss, large projects such as 75 E Broadway, Bautista, and TCC improvements are expected to move forward which is good news... However, some smaller projects like Rocco's Little Chicago Pizzeria and Lerua's Mexican restaurant reopening in its new digs are likely to be delayed and the Volvo dealership project is shelved, for now.

Aspire 2 has new branding. I was walking by and the fence is now wrapped in a new name + logo. It's now called "The Parker" and it has its own website with an interest list: theparkertucson.com/

The Tuxon named first Marriott Design Hotel in Arizona

The old Motel 6 along the freeway near downtown Tucson has been converted to The Tuxon, a boutique hotel, and accepted into Marriott's Design Hotels group.

According to the article by AZ Big Media, the Design Hotels "are an exclusive collection of hotels celebrated for their individuality, thoughtful design, and unique, discoverable pleasures". More than 400 hotels apply per year, but only about 5% are accepted.

Along with the McCoy, a nice re-use of an older building in that area.

Dillinger is opening a taproom at the old Coronet

So within walking distance downtown will have:

Iron John's
Dillinger
Crooked Tooth
Barrio
Pueblo Vida
Union Public House
Ten 55
Borderlands
Corbett Brewing
And probably another 1 or 2 that I missed.

According to KGUN, Rio Nuevo is reactivating the plan to help Lerua's and Roccos relocate. The report said that they also approved moving forward with the Bungalow Block.

Curious what the next step of the Bungalow Block is as they've been working on it nonstop throughout the pandemic. They're currently about three or four houses into what looks to be the stucco restoration phase. I can only assume we're getting close to starting interior finishes, which should really just entail creating vanilla shells.

Living in the area, I've been somewhat skeptical (although hopeful) that we can create a sense of space on Broadway between Euclid and Campbell. However, with the demo of the front yard areas on the north side of the street, I'm feeling better about the project. Visually, the area feels denser (even though the street is just wider) and more commercial in nature. Nice landscaping (a la Campbell between Elm and Grant) and the flexible overlay zone could really make the area something nice.

Sunshine Mile

I found these images. A proposal to The Sunshine Mile will have an (optional) Urban Overlay District to help encourage "Development flexibility" to the current overlay or unless it interferes with Historic preservation status. The Sunshine Mile is divided into Subdistricts, each with their own unique development requirements:

Has there been anything more definitive on the height of 75 E Broadway? This AZPM article mentions 12 floors, one story from AZPM last month said 19, the meeting transcripts from June 30 RN meetings said 20, and the May RN meeting transcript said "two floors of commercial, five floors of office and four levels of residential with some rooftop amenities.." plus parking which doubled from 250 to 500 spaces. It appeared to be 4-5 floors of parking before, so does that become 8-10? That would push it close to 20 if that configuration holds.

I'm hoping this latest article is just using old info, and that it hasn't shrunk back down again.

Ross Rulney's plans for 124 E. Broadway (the old Access Tucson building). It'll be mixed use between office/retail and residential.





Not bad given the requirements to maintain the historic facade. The real question will be what eventually happens with the parking lot on the corner, which he also controls.

After nearly two years and multiple resubmissions, the development package for the Main Gate Residence Inn was approved last week.

Looks like HSL wants to build up to 8 stories directly east of the Hotel Arizona and west of the Eckbo Landscape. 2 floors underground parking, 2 floors office, up to 6 floors residential.
