Even the new buildings seem like waste of space and there is going to be another orphaned lot next to it with no re-development opportunity.

Why do people say this?? There's been a number of lots this size recently developed.

I wouldn't say there have been many, but you are correct that there have been some lowrise projects outside of Downtown in areas like East Hastings and Main Street. The remaining building reminds me of the one next to 980 Howe, which does not add any texture or interesting oddities to its street. It just looks sad and gritty there, next to the nice new glass-clad midrise. Same here.

Probably. It looks about the same width as the empty lot next to the Scotiabank Dance Centre where there was a Gair Williamson designed proposal called the Han Tower.

Ah! thank you for providing that example. Yeah I can't see any reason why they wouldn't be able to develop these small lots that will be on both of these projects. And as for as the one on Howe klazu it hasn't been developed yet.

Interesting narrow building proposed there - does something like that have 0 parking? Hardly even room for a loading bay.

I was not referring to the existing structures, but rather, to the possibilities of the site.

The Immigrant Services Society of BC recently completed and opened Welcome House on Victoria Drive at 10th Avenue (Google Streetview) as a replacement for the former Drake and Seymour location downtown.

It features include:

-18 units (up to 138 beds) housing units
-Primary health care clinic
-Multilingual trauma support and treatment centre
-Newcomer youth drop-in and resource space
-Child minding spaces, including outdoor playground and family area
-Eight classrooms for English language learners
-Multilingual settlement support staff including settlement, employment and volunteer services
-Multiple meeting spaces
-ISSofBC corporate service offices
