Sure, but it's shown as 'Coming Soon', while their much smaller 1818 Alberni project has been on sale since the beginning of the year. That might tell them if there's any market for luxury West End product, but the units there are said to start at $5 million each - so I wouldn't hold my breath. I know they stopped detailed design work on these towers last year.

I wonder what happened as when this and jenga tower were introduced, market was super hot. It didn't stop until much later.

Fortunately we are at least getting butterfly and Kuma towers!

Better than it being removed from the website is all I meant.

Gotcha; maybe 'dropped' wasn't the best choice of words. 'Parked' perhaps? Landa are presumably concentrating on selling the last of the 'from $2.48m' Chateau Laurier already completed units in Shaughnessy, and the Cascades project in Richmond, which is still under construction.

I would trust Changing City that the project has been paused.

That said:

Rezoning filed Sept 2017
Approved by council Sept 2018
Approved by the Development Permit Board May 2019

Like any proposal, that approval comes with conditions that need to be satisfied before a building permit is issued. In short, three years for a project of this scale is hardly out of the ordinary. For example, the rezoning application for the Oakridge Centre was first submitted in Oct 2012.

Parked is the right term. This project will still go once the market shores up.

Landa is doing the smart move by marketing their lower risk smaller project first as a litmus test. Unfortunately I don't think sales have been brisk at 1818 so I would expect to wait at little longer for 1444 to launch.

thanks got the info on this project. shame it is parked, but good to hear it could come back. i really quite liked these towers a lot.

Heard from a reliable source that Bingham Hill Architects who have offices at 1444 Alberni have had their lease extended until Summer 2022. The residential tower next door has been largely empty since 2017. Only 22 of the ~122 suites are occupied, and the building is still showing "No Vacancy". Bit of a shame considering those suites could, and should be used. I hear they are 'move in' ready.

They may look to re occupy now that were looking at a minimum 2 year delay, and realistically could be 3 or 4 before market conditions improve.

Really loved these buildings, wish they could have been presold as part of this development cycle.

They have some offices at 1444 on Spacelist. It does say "short term space" so some hope for 2022.

Not sure if these have been posted before but here are some interior renders of the common areas as well as some mood boards.

Interiors will be done by Chil Interiors, who is also doing Aspac's newest phase at River Green, Hollybridge.

I believe Ramsa will be doing some parts of the interior common areas such as lobby and landings but actual amenities and suites I believe are done by Chil.

I think so as well but when it does hit the market, I wouldn’t be surprised if the list prices would set a new record high given usually Ramsa projects are usually very well received by that crowd

Among all the newer billionaires rows towers in New York, only 220 Central Park South is nearly sold out at 92% in contract and at a record blended psf of 9000 usd.

Other towers like Central Park Tower, 111 West 57th, 53w53 aren’t faring as well even though they are closer to 6500 usd blended psf. They’re closer to 20-25% in contract

MCM Architects' website (http://www.mcmparchitects.com/projects/1468-alberni/) states this:

"Projected completion of this project is spring 2025."

It's already on an extended time horizon.

Cant wait for this one to make a comeback. Would love to have this in Vancouver.

Beautiful departure from our typical luxury product here.

Units at the Kingswood Shaughnessy still sell close to/above asking prices in basically a week. Strata fees are above $1 psf
