Thanks, that's a much better pic of the model.

But I wonder how long it'll be until they realize they won't be able to hang blinds in those windows?
They may end up doing what Trump Tower did - vertical mullions that stagger and end (like shown on the top half of the model).

But I suppose that the inability to fit blinds may not be a big issue for an open plan office.

The model seems to show a combination of flare and angle.
You can see that the curtain wall is set away from the podium just above the driveway.

Just make the glass a different colour, and in the realm of our most recent office projects, we would have a winner.

Nowadays, almost all office towers use the same shitty green glass that all condo towers use.

You can't water down residential towers much more, now office towers are trending the same way. Office towers are becoming condo towers without balconies.

Really? MNP tower looks quite like the model of this project - somewhere in the blue-grey spectrum; so was 980 Howe. 745 Thurlow was very, very green - almost Harbour Green 3 green. The Exchange seems to be grey, not really green tinted. Only Telus, and arguably Nordstrom/Pacific Centre has the untinted natural mineral green that you aren't feeling the love for.

I agree, I think that the office buildings this cycle have been quite consistently solid. MNP and the Exchange have turned out better than expected, 745 Thurlow as well. They are not "cheapened" in any way.

The new model and rendering for 753 Seymour look great. Darker glass than the original renderings and quite sleek.

I agree too, I think this project is looking better than the original renders, not worse.

Question Is this the most current version, please

The minutes of the recent UDP may make it clear what's happening; the DE may never appear on the City's website, and it may not go to DP Board for approval, so we may have to wait until it's built to be absolutely sure.
.... I got confused about which version is going through. If it's this one, I'm a lot happier. There is no real "clash" of blue colour between it and the burnt gold & black Scotia Tower.
Also, the design is sleeker and more "urbane" (pardon that pretentious word, but....) and it doesn't "compete" with the Scotia Tower, but, rather, complements it.
IMO a touch of "burnt gold" in 753 Seymour would have really matched up the two adjacent buildings, but nothing is perfect.

Panel’s Consensus on Key Aspects Needing Improvement:
  •  More weather protection is needed;
  •  Design development to recapture some of the strength of the rezoning form;
  •  Use sculpting to alleviate the feeling of uncomfortable ‘closeness’ to the Telus building;
  • Reconsider the skirt as it makes Seymour Street feel a bit tight;
  •  Design development is needed above the entry where the parking levels are;
  •  Consider generator noise impacts;
  •  Increase reflectivity of the triple-glazing
.

If I was a developer in this City I would go crazy at times with all the contradictory policy and preferential treatment.

The parkade officially closed today (July 4, 2017).

Fences have been placed blocking the entrances and exits.

Any idea approx. how many spots that takes offline?

Funny the outcry when 5 street spots are removed to accommodate a bike lane, yet...

It's a commercial enterprise - so they can do what they want.
(There isn't the taxpayer "rights" issue involved.)

Anyways, the new development will have replacement spaces (with a design that can be converted to office space in future, as warranted).

More permanent hoarding is up at the site. Walked by today and heard construction noises coming from within but no heavy demo occurring yet.

The small corner of the garage (top level) we can see behind the Vancouver Block seems to still be intact.

I'm hearing that the project is still not 100% going ahead, but they continue to prepare in the anticipation of making their completion deadline, should they fully green-light.
