3000 Locust to be Redeveloped

18 Single Family Homes Planned in the Ville

The planned homes are a step in the right direction for the Ville, which is located North of Delmar and Dr. Martin Luther King. The specifics of the project are quite interesting as well when numbers are concerned. There will be a mix of 2-3 bedroom townhouses along with some 3-4 bedroom single family homes in the development. They will all include private garage parking with access via an alley or a side entrance from one of the streets that cut through the neighborhood.

The total cost of the project is $3.8 and will be privately financed by Telemon Industries.

All of these projects are major for their respective neighborhoods and surroundings. The 3000 Locust one adds to the booming Midtown Alley district while Midtown Eliot basically kicks off the redevelopment of the whole block from Jefferson to Beaumont. The homes in the Ville will help revitalize a pretty crime ridden neighborhoods on the deep Northside. All of these requested tax abatements and received them. Midtown Eliot was already under construction when I went by today but they have been doing work for some time there on the retail and office portion. The tower part (5 floors) will not begin since the tax abatement was approved. The block, as I said, will be completely redeveloped with Midtown Malone across the street (apartments and offices), down at Jefferson and Locust on the south end of the street will be a 10 floor hotel and parking garage and on the north corner will be a beer garden and Boxyard shopping development.

A Tower Crane was erected a few days ago on the site of the COCA Expansion in University City. This crane was simply moved from Washington University to here. I'm surprised this project needs a crane as it is only two stories above ground but I guess the hole has something to do with it.

So much money has been invested in new, renovated or expanded St. Louis arts facilities in recent years. I wish the local journals could determine (or estimate) the amount of investments. Over the last five years, lots of projects.

Under construction is Hibernia, which will include 100 apartments and approximately 16,000 square feet of retail on street level, is to cost $25 million. St. Louis-base Fields Foods will occupy space on the ground level. See Rendering HERE

This is in the Dogtown neighborhood near WUMC, the Central West End, Forest Park and Washington University.

A new form of public transportation could be on it's way to St. Louis following a story I wrote. Transit X would be privately funded and be built for $6 Million per mile (compared to $41.7 Million per mile for North-South MetroLink). It would run at a constant speed of 45MPH. I shared this to local politicians and the ones who responded, all like the idea.

Downtown Clayton is crane-less for just a little while as Centene's tower crane was brought down over the weekend.

Renovation of 400 S. 4th Street into commercial and residential. This is a pretty shocking reno for this desolate stretch of 4th. Hopefully an omen of things to come.

Smart Kiosks are coming to downtown St. Louis and other parts of the city. Designs are currently under government and public evaluation.

Washington University East End Transformation progress. Looking towards the Central West End and Downtown St. Louis.

The East End Transformation Project is the largest capital project ever undertaken on the WU Danforth (Main) Campus.

This transforming project includes eight major components — three new academic buildings, an expansion of the Mildred Lane Kemper Art Museum, two new multi-use facilities, an underground parking garage and the expansive new Ann and Andrew Tisch Park.

The project, cost around $240 million, began after the spring 2017 semester and is expected to be completed in 2019-2020.

Update: Hotel St. Louis (Formerly Hotel Blackhawk) is finishing up and has the ground level restaurant and bar open. Exterior work appears mostly complete and the hotel and apartments should be coming online in short order. This is a fantastic rehab in the heart of downtown. Fingers crossed the Chemical Building directly to the West on the same block is next!

Progress on One Cardinal Way. Construction elevator going up on the North side of the tower. They are on the final podium floor after which point residential floors start and this should speed up.

The AC Hotel in Clayton has been redesigned by the DLR Group of Chicago. The amount of hotel rooms has gone up to 207 from 175 as a result.

A new design has been presented by Homebase Partners, of Bozeman Montana, to the Clayton Architectural Review Board. The hotel, to be built on the former Clayton Police HQ site, was unveiled last year. Since then, the old Police HQ has been put under contract by Homebase and a new design has been presented, which is seen here. It is noticeably more simple than the previous iteration and eliminates a ton of the brick façade that was originally planned. It will now be mostly stucco paneling facing South Central Avenue.

In Midtown, Pier Property Group is planning their third development in a currently manufacturing based area to the Northeast of the Grand and Chouteau intersection. The new project is called, "The Mill Creek Flats".

The $20 Million plan, to be called the “Mill Creek Flats”, an ode to the neighborhood‘s past as Mill Creek Valley, will add 96 apartment units to the currently industrial area that is rapidly changing into a new residential neighborhood.

Pier Property Group (PPG as I’ll refer to in this story) is aiming to create a vibrant neighborhood just off of Chouteau and Grand that I eluded to, on a December 2nd, 2018 Tweet, has the ability to become St. Louis’ equivalent of Kansas City’s Crossroads neighborhood.

i don't know if the crossroads is an apt comparison...i was down there when the vibe was more like cherokee street but more desolate (between structures), and now it's whatever it is (gentrified gallery neighborhood with lots of parking lots?) with new construction. the area in st. louis was never like the crossroads, but has skipped straight to new construction from post industrial malaise. there's no hipster/arts legacy/component.
