Maybe their rendering software is ultrarealistic to the point that it needs to simulate the entire construction process in order to get an end result, and this is as far as it got before they had to make their presentation.

Unrelated, but I’d just like to point out — AGAIN — that Silicon Labs is sitting on a real estate goldmine. Those two low rises are exactly where our 1000 footers should go.

Yeah, I like recessed balconies as a way of adding some texture and contrast to a facade, but too much of them can make a building look unfinished since it gives the appearance of concrete slabs sticking out to the edge of the facade with no curtain wall there yet. I wish they had done something on the north elevation to break up those balconies the way they did on the south side. Still, I love this building and I cannot believe we're lucky enough to be getting it in Austin. Somebody, pinch me.

By the way, the height is unchanged. Remember, this building will "only" be 158 feet taller than the Independent. The difference in height between this building and the Independent is less than that of the Austonian and Frost Bank Tower, which are 167 feet apart in height.

AGAIN , I know the "owner" of those buildings, and that is not happening anytime in the near or mid-term future.

I believe they are on long-term leased with the city as well. Good news is the garages for both buildings are along the north side (2nd St) and theoretically could be razed to make room for pretty nice sized towers. Of course that depends on us getting over our auto addiction.

These new renderings are terrific. Believe they hope to kick off demo at the end of the month.

Some more info...No matter who owns the building, the city controls the retail space on the ground floor. The building's owner(s) have to work with the City's Rep (AMLI last I knew) as well as the City for anything related to the retail space. AMLI decides who occupies the retail space - not the actual owner of the building which is the Silicon Labs Corp. Also, the architect Page, got a sweet long term deal to lease a floor through year end 2024 (last I heard), for their part in helping to revitalize this area around 2000.

I love the darker glass and the balconies. They give it an interesting look, instead of making it a solid wall of glass (like most office towers).

This building is definitely the new alpha.

The ring of light around the top is such a perfect detail. I don't get why more buildings don't do that? It would have been the perfect way to do the crown of the Independent... if they had the imagination to come up with that that is.

Still doubt they will build it the way we see now. Bet it starts next year and ends up just 40 floors. Just a hunch hope I am wrong.

It's already starting. They are doing initial ground work now. Demo of the Extended Stay will begin in a couple weeks. The signs are up all around the site. This one is definitely happening and it's happening the way that the renderings show.

I seriously doubt that new renderings would be released if they weren't going to build and have the permits for an 848 foot tall tower.

Remember the rumors about the Austonian that were going around when construction first began that only the podium would be built and the tower portion later on or possibly not at all... Well that was a bunch of total bull.

When this building is finished, it will be the 6th-tallest building in Texas.

And it will be the only one in the top 10 tallest not built in the 70's or 80's.
