45 Bay could start within the next year or so, won't have to wait till 2018 for that one, I'm pretty sure.

156 Front, possible by 2018? I guess.

45 Bay (833ft) is contingent on finding tenants. While the bus terminal portion will start construction in Spring 2015, the tower portion will not unless they find a lead tenant. If nothing is found by this time, then once the terminal is done they will simply cap the tower until a tenant comes along. So technically the tower COULD start construction in 2015, but it's also possible that it's delayed several more years.

As for Union Center (789ft) and 156 Front (869ft)... these are just like ticking time bombs as well. They could go ahead next month, or 10 years down the road. It's all dependent on finding that lead tenant (a company that is willing to take 300,000 sq ft+ of space or a couple mid size tenants looking for 100,000sq ft).

The underground parkade and bus terminal is a huge investment in itself. I expect the tower to be marketed like no other. I see no reason why it won't be considered under construction until it is capped off either.

I don't see these guys not getting tenants by the time they go down 4 floors and then back up another 2. That in itself will take close to 1 year, on top of the 6 months it will take for construction to begin.

I'm pretty sure there will be some BIG ANNOUNCEMENT long before shovels even hit the ground for the bus terminal in April. (2015)

Man, that tower looks lonely. Can't wait for YC Condos to give it some taller brethren on the skyline. Should rise to the left of the Met Condos Tower in that shot.

That should bring so really good height density to the area. It won't look so domineering.

Yea occupancy started in september.

Its way more under construction than Aura still though.

Really is a moot point but, Upper Aura is still dark. Ice 1 has units being occupied in the upper floors. The podium/grounds are a wreck and probably will remain so until phase 2 is ready for occupancy sometime next summer. Lot of visible deficiencies with plywood standing in for balcony glass probably because of the curvature of the building. The exterior serves its function though.
