In the past 40 years Sackville hasn't changed at all.
Oh wait, they torn down Sackville Downs.
Bottom line is.......... Sackville isn't pulling it's weight.
I think tearing down the Downsview Motel was a great thing, it definitely wasn't helping Sackville. As for Sackville not pulling its weight, what do you expect from a bedroom community? It's all about homes, grocery stores, and gas stations (can't forget the pizza places and used car dealers too). Minutes from Bedford Commons, and not far from Dartmouth Crossing or Bayers Lake it'd be hard to establish another retail center. It'd be great to see something fill the hole that Walmart left when it moved to Bedford; Target would be great but the Zellers in Bedford is slated to become a Target store, and that's just 5 minutes down the road. A hotel is what is really needed, hopefully that'll happen soon.
"This mixed-use project is located on Sackville Drive and has a 28' change in elevation from the front to back. It is a total of 7 storeys plus underground parking. It contains 45 apartment units and 6000 sq ft of commerical space. It is currently going through the Development Agreement process at HRM."
I can't think of many areas along Sackville Drive with such a large elevation change. Solely based on the diagram my educated guess would be on the west side of Sackville Drive within a few hundred metres of the Swiss Chalet. Theres a vacant gas station lot which has had soil testing vehicles on site recently at Sackville Cross Road and the buildings to the south are ripe for redevelopment.

- Sunset Ridge is well underway. Most houses are complete. No movement on the apartment or commercial lots.
- Twin Brooks Subdivision being developed by Twin Brooks Developments (a branch of Armco Communities) is now building on the east-side of Sackville Drive directly across from Sunset Ridge.
- Twin Brooks also owns the McCabe Lake East lands off of the unopened portion of Margeson Drive. Land Clearing has begun for the first street.

Armco Capital Inc. has received design approvals for Indigo Shores, a country-style development in Middle Sackville, and the proposal is weaving its way through the municipal process, a spokeswoman said.
“We are anticipating a May 1 construction start, which is when we would go in and we would start to … build the road network,” said Stephanie Palmer, Armco’s marketing director.
The development would be off of Exit 2A on Highway 101, with a portion bordering McCabe Lake.
There will be about 422 half-hectare home sites featuring a mix of residences, including two-storey, bungalows, split-entry and larger homes by the lake.
“It’ll be built out in phases, so there will be a mix of lakefront lots, some river frontage lots, and some interior lots, so you’re typical unserviced acre and a half-plus country-style homesite,” Palmer said.
Protecting area vital according to environmental group

A large part of crown land near Lewis Lake in Upper Sackville is slated to become a nature reserve as part of the Nova Scotia government’s plan to protect 12 per cent of all land in the province.
Walter Regan, president of the Sackville Rivers Association said he is happy to see a part of the Sackville River Watershed protected, but would like to see more.
“Since 1990 the province of Nova Scotia has been trying to work towards this 12 per cent figure,” Regan said from the organization’s office at the Sackville Heights Community Centre. “It’s not based on any real science, it’s just a figure. At the time, this goal was really significant, because back then, the only thing that was protected were a few federal parks.”
The government focused on crown-owned land and ecologically significant properties when determining the best properties to protect. If all of the areas slated for protection get the ‘go ahead,’ the province will be looking at 13.7 per cent protection, not 12.
Website is now up for Indigo Shores. There's no community map yet but it mentions there will be 422 1-acre+ homesites. This will mean there will be in excess of 1'000 residents in this new neighbourhood. This area is outside of municipal services so all of the houses will have on-site wells and septic systems.
