The difference between Commercial and Multi-Residential is roughly 2:1

However, the commercial here which retained the existing building was only 25 storeys at peak.

The residential proposal at 90/95 storeys is vastly taller. Its likely (we don't have the plans) that the floor plates for the residential would be smaller, but they would almost certainly cover significantly more total ft2. (across the new height).

Given the difference is assessed values on commercial vs multi-res on sale right now (per ft2); I find it extremely improbable there would be a net property tax loss.

The City would certainly prefer commercial, but its moving to accept conversion of many towers/sites to residential. Its not as if the City doesn't have another 15M ft2 of office that can be added to the pipeline if demand is there.

I'm not advocating or opposing the proposed change here, simply saying I don't think property tax revenue will be determinative.

Disagree that these two supertalls would add significantly more square footage than the proposed office/hotel that I referenced saying "approved commercial development" instead of "Star Building"

Granted the office market could take decades to recover to pre Covid levels. The luxury 95 storey residential supertall market is in shambles right now too and only getting worst. There's no certainty that the residential and the potential tax revenues can be delivered decades ahead of the existing commercial development plan. We'll see if any condo towers in Sugar Wharf phase 2 break ground this year. The podium with the school and below market rentals could happen with the right incentives.

Located next to the Bloor GO and UPX stations and across from Dundas West subway station, this has been resubmitted taller and denser. Condo, commercial, office, retail and Public Space / Park. Towers are 42, 37 and 25 storeys with about 1200 residential units.

The changes here were well-received by the Design Review Panel, notably the public realm improvements along University and Elm Street.

A visit to the Review Panel last year included changing the podium cladding to punched windows that compliment the retained portion of the original building and reorienting the tower to retain more of the original Parkin building.
