Beautiful. I only wish it were located on the corner. Or is that corner with Favorite Pizza and the italian restaurant in the CVC?

Fairly certain that corner is not in a CVC. I'm sure those two restaurants will be replaced by a tower at some point in the future.

To everyone else's point -- it's interesting to see the newest evolution of the Austin style guide. Rounded edges and irregular geometry, brown-not-blue, lots of greenery, no more unbroken walls of glass; lots of horizontal texture. It's a pretty major break with the 20-teens design approach.

I haven't had a chance to look at the Design Commission deck -- is the design house the same one doing the Perennial, or Springdale Green, or the Whole Foods extension next door?

The renderings always have the Singapore-style greenery, but are there any buildings in Austin that were actually built like that? 70 Rainey is the only one I can think of.

A handful of proposed buildings, none aside from 70 Rainey and the Whole Food extension finished yet, though Springdale Green is UC.

I like on this tower how the Garage can be converted into residential depending on the need.

The site plan was withdrawn and resubmitted today. That usually *but not always* indicates that a major downgrade is in the works. A downsizing would not be surprising with the current state of the capital markets.

I'd prefer they just put some of these project on hold rather than downgrade. If it's on hold, at least there's hope something tall gets built there eventually. If they build a downsized version, that's a plot of land we'll never get back.

I know you tried to cover yourself with the "but not always" insert. And, a withdraw and resubmit is not an indicator of any "major" change(s) to said project (specifically the assumption of a "major downgrade").

Maybe we should unilaterally state that a withdraw and resubmitted site plan simply indicates a change (or changes) to the original site plan?!?

**I noticed in the Folder Info Descriptions it questioned if this was a "Withdraw & Resubmit" - and the answer provided was "No." Just curious...

I like your positivity. We'll know in about a month when the new site plan is updated.

Sometimes Withdraw and Resubmit occurs when the clock is running out on the application. For some reason I don't understand, when you withdraw and resubmit, the approval process continues where you left off, but if you let the application expire, you literally start back at square one.

Now under review. 350 units planned, down from 359.

This is great news. The new construction pipeline has been shrinking, so very happy to see this. Really like the design and colors.
