That's been my thoughts on this from all angles. Nicer than the Fairfield and Homewood Suites in functionally every single way, but that still just means everything is bumped from a C to a C+/B-.
One definite benefit is that the pool area for the Cambria seems an entire order of magnitude better than the other two. Not sure the exact plans, but it looks like they are planning at least something along the lines of a pool bar/restaurant/etc. I'd always been confused why that didn't exist earlier -- given how well Zanzibar did as well as the Westin's pool, having a swim-up bar overlooking on Rainey seems an easy way to get popular with the summertime day-drinking crowds already there.
