[Dartmouth] 95 Caledonia Road | ? m | 5 fl | U/C

WM Fares has applied to rezone property at 95 Caledonia Road from C-1 (Local Business) to C-2 (General Business) and to enter into a development agreement to allow the construction of a new multi-unit dwelling (apartment building) with ground floor commercial uses.

Proposal
The applicant proposes to remove the existing building and construct a new building at 95 Caledonia Road with these features:

• 5 storeys
• Ground floor commercial uses fronting Caledonia Road
• 361 m2 (3890 ft2) of commercial space
• Covered surface parking
• 59 units (apartments)

This is promising news. Is there anyone who would seriously oppose this rezoning? The current property, a decaying strip mall that has been the home of a second-hand store, a church of some unknown denomination, a convenience store and a succession of marginal pizza parlours, has been a festering eyesore for years.

Perhaps together with the as-yet undisclosed development on the former Ford lands at the corner of Caledonia and Main, this neighbourhood might hope a long-overdue rejuvenation.

It appears work may begin soon on this property. Concrete barriers and construction trailers appeared on the site within the last week or so. That said, as of today the convenience store/pizzeria that is the last business in the current strip mall still seems to be open and operating.

This rezoning and development agreement was approved at community council a year ago. There's to be something like 59 residential units, 30% of them with two bedrooms. While it was supported by council and the few who presented at the public hearing there was apparently some grumbling about the uninspired design and the lack of any clear plan for occupancy of the ground-level commercial space. There was some desire expressed for outdoor interaction with the street, such as patio space, and for protection of the mature trees on and adjacent to the property, but the developer (Fares) is under no obligation.

In any case, there's no doubt this will be an improvement to this block of Caledonia Road.

Demolition is underway. Apparently the convenience store is now in a shipping container?

Thought it was worth posting an update on this project.

After what seemed like a slow-moving excavation, the crane was finally erected a few weeks ago at 95 Caledonia. Much of the sub-grade concrete has now been poured. There's no underground parking in this project.

I know it's a small development, but not having ANY underground parking is like NSP not burying wires in new development neighbourhoods.
