Plan Commission for May...

An informational presentation to the Chicago Plan Commission, on a request for site plan review and an administrative adjustment for a parking reduction submitted by Wexford Science + Technology, for the property generally located at 1529 E. 52nd Street and 5210 S. Lake Park Avenue. The site is currently zoned Planned Development No. 38. The applicant proposes to construct a 305,197 square foot, 14-story structure set atop an existing 3-story podium to house a technology and innovation center, offices and accessory parking. The proposed overall building height is 265’. No other change is being requested to Planned Development No. 38. (4th Ward)


A proposed planned development, submitted by 1230 W Washington LLC, for the property generally located at 1230 West Washington Boulevard. The site is currently zoned C1-3 (Neighborhood Commercial). The applicant is proposing to rezone the site to DX-3 (Downtown Mixed-Use) prior to establishing a business planned development in order to construct a 9-story, 125’-tall building with ground floor retail and commercial spaces, office space on the floors above and 59 accessory vehicular parking spaces.

The applicant is seeking a 2.75 in bonus FAR (Floor Area Ratio) per the Neighborhood
Opportunity Bonus Program, bringing the total FAR of the project to 5.

For those who don't know the area, the first project looks to be the second phase of Harper Court.

That second one made me nervous. I thought it was going to replace that nice existing building, but the plan is to incorporate that structure. Here's a little info;

Yes this one is all residential. Could have been a good spot for something with more impact but seeing anything at that lot is fine with me at this point.

That open site is right in line with my (very narrow) view of Vista oh nooo!

If it's eventually a double tower I hope the squeeze it into one of the lot's corners (preferably the SW one).

Very interested to see the renders. At least I'll have 2-3 years of Vista view by the time it's done right?

I don't think anyone reported this yet, but Case has been on the Clark and Barlow site since the beginning of this week. It's probably under construction by now...

does this include a giant podium that's also a mall extension?

This block really has nice scale and variety. It's all new now (except the temple itself) but will age fantastically imo and is pretty urban.

It really is not that big of a temple, but i guess that is what we get for running the Mormons out of town long ago. 8)
