NYCHA and the Department of Housing Preservation and Development called on developers last summer to submit proposals for creating new affordable housing developments at the Mill Brook Houses in the South Bronx and at the Ingersoll and Van Dyke Houses in Brooklyn, and the agencies have now chosen the development teams for all three sites.

The West Side Federation for Senior and Supportive Housing will construct the project at Mill Brook Houses, which will consist of 156 affordable apartments for low-income seniors aged 62 or older on the site of a parking lot.

The newest building in the landmarked Cast Iron District is now showing off. Check out the goods on 529 Broadway. After more than three years of astronomical spending, planning, city approvals, and construction, the first glimpse of the forthcoming final product is now visible.

It’s a six-story retail building in the heart of the SoHo open-air shopping mall.

Nike is still the rumored frontrunner as anchor occupant in this high-profile corner space. In fact, that’s been the prevailing narrative since at least 2013, but bupkis in the way of confirmation since.

Lots of backstory with this property, though. Sale of 529 Broadway in 2013 capped seven years of wooing from major developers with skin in the game. Vornado Realty Trust, SL Green Realty, and Invesco all vied for the property, with bids having reached a purported value of $110 million. But former owner Abe Goldstein – whose father purchased the building in 1980 for $1 million – held out until the price was right. Namely, $147.9 million to a partnership of Jeff Sutton, Joe Sitt, Bobby Cayre and the Adjmi family. The initial plan was to have the replacement building ready for occupancy sometime in 2014. However, hurdles such as approval from the Landmarks Preservation Commission slowed the approach, so to speak.

Designed by BKSK Architects, the reimagined 529 Broadway is loosely based on its ancestor, the Prescott House hotel, constructed in 1853 and demolished during the Great Depression.

The 54-foot-tall structure will hold eight apartments and 6,624 square feet of residential space. The apartments will be rentals, and they’ll average 828 square feet. There will be laundry in the basement, and the building will be small enough that no parking is required.

The developer is Moshe Friedman, of Crown Heights-based NSD NY, and Olabanji B Awosika is the architect.

The lot is relatively small at just 24-feet-wide, and it sold for $1,725,000 in December, or $260 for each square foot of the building now under construction.

The new construction at 109 East 115th Street seemed to have only broken ground a few months ago but now has risen almost to the top. This 8-story construction just around the corner from Park Avenue will have 32 units when finished up but it is still unclear if the apartments will be condos or rentals.

Few areas have felt the impact of the current outer-borough hotel development boom as significantly as Long Island City, where the neighborhood’s proximity to Midtown Manhattan – and the widely-reported emergence of Queens as a tourist destination – has prompted a wave of new projects.

Developer Midtown Properties, led by brothers Ian and Robert Cheng, is the latest to get in on the action with a new 10-story, 133-room hotel at 38-42 11th Street in Long Island City.

In a cluttered hotel market that some observers have suggested is verging on oversupply, Midtown Properties is taking a different approach with its project – an extended-stay hotel carrying Marriott’s TownePlace Suites flag.
“In Long Island City, there’s not that many extended stay [hotels] right now,” Robert Cheng told The Real Deal. “We see a lot of regular, standard hotels being built in that area, so the competition is high. That’s why we chose extended-stay. The area needs it.”

The 70,000-square-foot development is targeting business travelers who would be drawn to the area’s proximity to Midtown, via the nearby 7 train, as well as the increasing number of businesses that are setting up shop in Long Island City, Cheng said.
