Project in brief: This site has been home to several proposals over the years.

In each version, the land has been a half-block west of the boundary of the Audubon Place Historic Neighborhood, and is therefore not subject to the design guidelines in place for that area.

The first was called The Riparian, a 13-story, 13-unit tower was proposed around 2004. It faded and in it's place about ten years later emerged a proposal for the first 3615 Montrose; a building that was 8-stories with 35 units designed by Philip Johnson/Alan Ritchie architects. That proposal was gone by 2016.

The current plan for this site features a tower, initially proposed at 30-31 floors, though that has increased to 36. It will reportedly have 369 units. The first floor will be resident entry with up to 5KSF for retail. Garage will proceed 10 levels up to the 11th floor where a 12KSF space for resident amenities is planned.

Demolition slowly continuing on the existing buildings and wiring from old lines are being removed. New round of demo permits have been issued.

Several buildings have been demolished at the corner of Montrose Boulevard and Kipling Street in Houston as construction crews clear the way for a proposed 36-story apartment project.

The demolished buildings include the former locations of London Underground Hair Salon and Bocco Wine Garden, which closed its Montrose location in May.
