Tallest Building on Grand Concourse Approved to Rise at PS 31 Site

Now, the New York City Council has approved the construction of a 27 story (Department of Buildings states 28 stories) “affordable” housing tower which will rise at the site and will be the tallest building on the Grand Concourse surpassing the residential cooperative Executive Towers which has held that title for over half a century.

Located in the Lower Concourse area of Mott Haven, which was rezoned in 2009 to allow for residential building and higher density, the new building will have 277 units for households making 30% to 100% of the mythological Area Median Income aka the AMI which doesn’t reflect the actual the true median income of the neighborhood.


This leaves out a significant portion of the population who desperately need affordable units but sadly won’t qualify due to income restrictions.

According to CityRealty:

“The 300,000-square-foot development will become the largest Passive House in the country when it opens in 2020 until it is usurped by Sendero Verde shortly after. The building is projected to consume 30 percent of the energy of a traditional housing development. Aside from a highly-insulated, “airtight” building envelope that will provide the bulk of energy savings, there will be a vegetated roof deck, solar shading, solar panels, cogen power generation, and an energy recovery system.”

No timeline has been set for start and completion date of this project.

This is located on the lower Grand Concourse, not the miles-long serpentine art deco boulevard most people think of when they think of the Grand Concourse, but an excellent addition nonetheless.

I know this probably isn't likely (due to political reasons), but I would love to see them up zone this area of the Bronx to allow development like Court Square in LIC. It has reasonably good transit connections and seems pretty underdeveloped. It would be pretty amazing to see the Bronx sprout a skyline with towers up to 500 to 600 ft tall. I'm guessing nothing taller could rise do to proximity to LaGuardia.

Agree 100%, the lower S. Bronx should be highrise city and I'm not sure why it would be politically impossible.

Yeah I shouldn't say its impossible, but I do feel like there could be some sensitivity around gentrification. It would be awesome to look north from Midtown and see a proper skyline rising from the south Bronx.

The Bronx is moving in that direction, City Council approved a Jerome Avenue rezoning in January. Although it's a further north, hopefully a sign of things to come.

425 Grand Concourse Will Debut As The Country’s Largest Passive House High-Rise, In Mott Haven, The Bronx

The Bronx will soon be home to the country’s largest Passive House high-rise development. Located at 425 Grand Concourse in Mott Haven, the 26-story building will create 277 units of affordable housing, a neighborhood supermarket, a community health center, a cultural center, and a 30,000-square-foot educational facility for CUNY’s Hostos Community College.

The 277 apartments at 425 Grand Concourse will be reserved for low- and moderate-income households and individuals. Residential amenity spaces will include an outdoor recreation deck on the 25th floor, two communal lounges, a fitness room, laundry rooms, bike storage, and a landscaped roof terrace on the third floor.

As a Passive House building, the structure incorporates a high-performance envelope that provides greater airtightness compared to typical building and construction standards. This results in a reduction of heat loss or temperature gain, improved temperature control, and reduced greenhouse gas emissions. The building will also feature energy-efficient lighting systems, building mechanicals, and facilities. For tenants, this is expected to result in lower monthly utility bills.

Designed by Dattner Architects, the structure will eventually comprise 310,000 square feet. The building’s superstructure topped out early in January, and today, construction is 75 percent complete. The project is on track to debut in spring 2022.

“A large multi-family development such as 425 Grand Concourse is the ideal project for employing Passive House design, because the ratio between envelope size and enclosed building volume is very favorable,” said Christoph Stump, vice president of design and construction for Trinity Financial in New York, one of three developers responsible for the project. “Energy-recovery ventilation, heat-recovery heating and cooling, and the added work that goes into creating an airtight building with minimal thermal bridges adds relatively little cost to a project.”

The development team also includes MBD Community Housing Corporation and New York City’s Department of Housing Preservation and Development. Monadnock Construction is the general contractor.

“Our rapid progress on 425 Grand Concourse is exciting to watch each day, and it is truly energizing the entire Mott Haven community in the Bronx,” said Thomas Brown, vice president of development for Trinity Financial, who oversees the company’s New York operations. “The residents who will occupy the 277 units of affordable housing will form the heart and soul of what we are creating.”

This area is prime for development. I also would have loved to see a new MSG near Yankee Stadium.

Turned out just a little bit ticky tacky, not a fan of the brickwork at the base, but I will definitely take it. As the Bronx continues to redevelop and fill in with these large scale projects the architecture will likely continue to improve as developers inch closer to market rate endeavors.

Affordable Housing Lottery Launches For 227 Units At 425 Grand Concourse In Mott Haven, The Bronx

At 30 percent of the AMI, there are 28 units with a monthly rent ranging from $362 to $650 for incomes between $15,360 and $44,400. At 40 percent of the AMI, there are 55 units with a monthly rent ranging from $522 to $927 for incomes between $20,846 and $59,200. At 70 percent of the AMI, there are 55 units with a monthly rent ranging from $1,003 to $1,760 for incomes between $37,338 and $103,600. At 100 percent of the AMI, there are 41 units with a monthly rent ranging from $1,212 to $2,121 for incomes from $44,503 to $148,000.

At 130 percent of the AMI, there are 69 units with a monthly rent ranging from $1,532 to $2,676 for incomes from $55,475 to $192,400.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than April 11, 2022.
