A $232 million plan to redevelop the former Federal-Mogul foundry site moves ahead

Work could begin this summer to redo an old foundry as a food hall flanked by new offices, stores and apartments in a $232 million overhaul of 14 acres in Midtown St. Louis.

Behind the project are Lawrence Group and the Cortex technology district. Dennis Lower, chief executive of Cortex, and Steve Smith, Lawrence Group’s chief executive, said Thursday that the project would bring new jobs and companies to St. Louis.

The site in the 3700 block of Forest Park Avenue is between Vandeventer and Spring avenues on the north side of Highway 40 (Interstate 64).

Smith said he hoped cleanup of the former Federal-Mogul foundry could begin this summer, followed by construction of as many as four new buildings by some time in 2018.

“This is not just a building,” Smith said. “This is a comprehensive vision for a district that spans all the way from Vandeventer to Spring.”

Lower said the project, which is just east of Cortex, was part of the district’s effort to attract more “knowledge economy” entrepreneurs and companies to St. Louis.

“We’re not just moving widgets around the board,” he said.

The developers hopes the project, called East of Cortex, could eventually produce more than 2,500 jobs.

Alderman Joe Roddy, whose 17th Ward includes the Federal-Mogul site, has scheduled a public meeting to provide details of the project. The two-hour meeting will begin at 5 p.m. Tuesday at the Library Annex, at 3693 Forest Park.

The project would begin with renovation of the Federal-Mogul foundry, which closed in 2007. The redevelopment plan envisions rehabbing the building, dubbed the Idea Market, as a food court with local merchants and offices. Other parts of the project include:

• A mixed-use, 90,000-square-foot building on Spring. Smith said he was confident a grocery would occupy part of the building.

• Two office buildings, both with retail space, along Vandeventer. Renderings show the taller building would rise to about 13 floors.

Along Forest Park Avenue, a midrise building with at least 200 apartments.

• Reconstruction of the unused railroad trestle on the site as part of a recreational trail for hikers and bicyclists. The Great Rivers Greenway District has proposed incorporating the rail line into the district’s regional network of bikeways.

• Parking for more than 2,600 vehicles.


Also planned, next to Forest Park Avenue, is a plaza between the apartment building and the office building.

Smith said potential tenants were already showing interest in the project.

Between these two buildings alone, BJC is adding about 800,000 square of space to its campus. This is in addition to other projects under construction, completed or nearing completion.

Word on BJC's third building's groundbreaking is forthcoming.

Project being refined. Will include 229 units in five and seven story buildings on 2.5 acres at 8500 Maryland Avenue.

The project also has two floors for a 352-space parking garage. Retail space will encompass a portion of the ground floor.

yeah, this would all be "urban" inner city infill in nashville.

Land has been cleared for the tentative project called, "Euclid" in the Central West End developed by Koman Group.

Shake Shack has signed on as one of the tenants. It will be the first Shake Shake in the State of Missouri.

The construction of the nearly $32 million mixed-use building at 32 North Euclid Avenue is about to get underway. Expected completion is summer 2017.

The "Euclid" project would have space for street-level stores, second-floor offices, 60 to 70 apartments on the four upper floors and two levels of underground parking.

^Directly across the street, "The Orion", is wrapping up. People are leasing and Whole Foods is due to be moving in soon on the first floor.

Whole Foods, based in Austin, Texas, has signed a 20-year lease at the building, which has 177 apartment units at North Euclid Avenue and West Pine Boulevard.

When it opens next August, the eight-story complex - temporarily known as Spring Hall - on St. Louis University's campus - will house more than 450 freshmen and sophomores.

Amenities include suite-style rooms, study spaces and lounges, a chapel and a high-tech outdoor classroom.

In the background, notice the number of cranes that have risen over St. Louis' Central Corridor. And more are coming.

they probably had to set up jurassic park sized roach traps after they tore down the 34 club. another central west end dive bar bites the dust. the last time i was there, a roach actually crawled across the bar, past my beer.

it is a little surreal to see that many crane son the horizon, i live in hi-pointe so im looking east and can see the central west end skyline with all the cranes over forest park.

More new and rehab construction happening in The Grove neighborhood.

The neighborhood is near CORTEX, Washington University/BJC Medical Center, the new IKEA and the university/central corridor.

This street (Manchester Avenue) used to be among St. Louis City's most dangerous, deserted and rundown. The strip is being reborn.

Now it is thriving and has had an enviable facelift complete with new bars, music venues, a brewery, coffee shops, boutiques, diners, banks, LGBTQ bars and shops, residential and commercial construction etc.

New infill and rehab construction has bled into neighboring streets.

manchester is looking good, weird to see that much new construction and renovations down the strip. i remember driving my mom down that street as a teenager years ago, it was way different.

Yesterday (04/02/16), the first major museum in the Midwest and United States dedicated to Blues music opened in an historic building in downtown St Louis on Washington Avenue. The National Blues Museum opened its doors in a 23,000 square foot facility that includes state-of-the-art exhibits chronicling Blues music history from its roots in Africa to this current day in America. One exhibit allows visitors to create their own Blues song.

The museum also features a traveling exhibit gallery, video galleries, a small live concert venue and a BBQ restaurant. Admission is $15 for adults, extra for a tour guide. The tour lasts nearly two hours.

The St. Louis mayor, museum supporters and founders, founding executive director Dion Brown, the Normandy High School marching band, Blues musicians and other dignitaries etc. were on hand to open the historic museum.


A few St. Louis Blues Music Facts
1. Ragtime's Scott Joplin composed the rag, "The Entertainer" and other famous rags in St. Louis. Ragtime was a predecessor to the Blues.
2. W.C. Handy, the Father of the Blues, composed the "St. Louis Blues" on St. Louis' riverfront levee. "St. Louis Blues" is one of the most recorded blues songs ever. It was also one of the first blues songs to succeed as a pop song.
3. Albert King and Lil' Milton recorded with St. Louis' Bobbin Records before moving on to Chess or Stax Records. King's first national hit, "Don't Throw Your Love On Me So Strong" was on the Bobbin/King label.

Construction Updates

Here's some updates to projects ongoing from around town this weekend:

Forget the name so I'm calling it the 34 Club development, which has now flattened out the hole in the ground from the demolition:


Euclid & Lindell Opus Development has finally started putting up floors above the garage levels, and it looks gigantic:




A development I came across downtown that I haven't heard any buzz about. It's in the 1000 block of Locust next to The Bridge bar. They seem to be replacing the smaller windows with these huge two story round top windows. Looks like it could be some pretty nice condos or apts:
