After years of waiting for their town center, residents of The Howard Hughes Corp.’s master-planned community Bridgeland in Cypress are finally getting what they’ve been asking for.

Howard Hughes has announced it will start development of the first commercial phase of the 925-acre mixed-use urban center early next year with completion expected in 2024.

The 23-acre Village Green at Bridgeland Central will include a 100,000-square-foot H-E-B, the first grocery store within the community; a 49,000-square-foot, three-story mass timber office building; plus other retail and restaurants.

Jim Carman, Houston region president at Howard Hughes, said the developer has been feeling the pressure from residents to start construction for some time.

“These developments take a lot of time. They're very large,” he said. “And thankfully, with the tremendous growth in the community over the years, Bridgeland Central is now ready to launch and to be an attractive destination for these retailers and these businesses to locate.”

Howard Hughes announced details for Phase 1 of the development in August 2019, saying at the time that it would include 80,000 square feet for retail, 40,000 square feet for restaurants and 650 multifamily units as well as a 250-room hotel and a 36,000-square-foot movie theater.

Currently, there are several grocery stores — including H-E-B, Kroger and Walmart — within 5 miles of Bridgeland, but this will be the first inside the community.

Howard Hughes had been talking to H-E-B for years, Carman said. Now Bridgeland, which has more than 17,000 residents, has grown enough for the grocery chain to bring a store here.

“We've been eyeing several sites, but this site in particular, with H-E-B for a number of years,” Carman said. “(So we were) basically tracking that growth until the right time hits.”

A Houston-based developer has proposed a $125 million, 44-acre mixed-use development in League City, right across from Clear Creek High School on FM 518.

Johnny Vassallo, general partner at CJ Development, said the firm purchased the first 23 acres a couple of months ago and has another 21 acres under contract.

The Galveston County Daily News first reported on the planned project.

Vassallo has yet to secure all necessary permits for the development, to be called The League, but he told the Houston Business Journal he hopes to break ground in about a year.

Current plans call for a walkable, mixed-use district with five six-story buildings, housing apartments on the second through sixth floors plus first-floor retail and restaurants; a clubhouse with a pool; detention ponds; and duplexes and fourplexes totaling 120 townhome units.

Each six-story building would have about 125 one- to three-bedroom apartments, totaling somewhere between 600 and 650 units, above approximately 60,000 to 70,000 square feet of retail space, including three to four sit-down restaurants as well as coffeeshops and ice cream parlors, Vassallo said.

The development is in between two existing apartment complexes, Huntcliff Apartments and Harbor Walk Apartments, which would provide even more clientele for the planned district.

New details have emerged about what will become of the Montrose property that was once home to the so-called "Disco Kroger" grocery store, a popular haunt of Houston’s LGBTQ community.

Augusta, Georgia-based Southeastern Co. has selected the site for its first multifamily development in Houston. The company plans to build a 330-unit midrise apartment building at 3300 Montrose Blvd.

Southeastern Vice President Mary Senn said the project is expected to cost $100 million by the time it is completed, factoring in the cost of land and labor.

Senn said Southeastern has worked with Kroger on new developments in the past, so the grocery store chain reached out to her company when it decided to shutter the store at 3300 Montrose.

“They knew our work, so they decided to offer the site to us,” Senn said. “We liked the location, we liked the market, so we said yes.”

Senn said part of Southeastern’s attraction to the site was Montrose itself.

“It’s a very livable area that has a lot going for it to attract tenants,” Senn said. “It has great restaurants, great bars and a lot of new development coming to the area. It’s accessible to a great number of jobs. That’s only going to help to bring people into the area who are looking for a place to live.”

Southeastern paid an undisclosed amount for the site in February 2021. The property is now vacant after the shuttered Kroger store was demolished last year.

In its place, Southeastern plans to build a $68 million, 475,375-square-foot building that will consist of seven floors of apartment units over a two-story parking garage, according to filings with the Texas Department of Licensing and Regulation.

Senn said the building will have a large amenity deck that will feature a pool, outdoor coworking space, a grill area, a fire pit and a recreational lawn.

Inside the building, residents can expect a club room, a game room, a fitness center, a Zen garden and a dog spa.

“Each of the developments we build is unique,” Senn said. “We really try to make sure it fits the market and the look of the neighborhood. We plan to make something really, really nice.”

Southeastern has tapped Tysons, Virginia-based Davis Carter Scott to design the project and Houston-based Walter P. Moore to serve as the project’s civil engineer. The company has not chosen a general contractor yet.

Senn said the project is currently going through the permitting process. However, Southeastern expects to break ground in the first half of 2023.

Houston's push for more public green space has now grown to the west side. Camden Park, a new, 3.4-acre park in the Westchase District, has broken ground on Wilcrest Drive just north of Richmond Avenue, per an announcement.

Aimed at producing public green gathering spaces in one of Houston’s most park-deficient areas, the WiFi-enabled Camden Park will offer a 30,000 square-foot activity lawn with multi-purpose pavilion for free concerts and cultural performances, per press materials.

More features include an onsite restaurant open daily with indoor and outdoor seating, a children’s playground with rolling hills, play structures, water features, and a fenced dog park with turf-covered mounds, tunnels, and separate spaces for large and small dogs.

About that restaurant: Ginger Kale will be patterned after a similar concept in Hermann Park and will open daily from 7 am–7 pm for breakfast, lunch, and dinner. Locals will enjoy a with a menu designed specifically just for them, per Westchase.

This new park from Westchase District will also boast an outdoor reading room with free books for young readers. Exercise stations, space for food trucks and farmers market vendors, and restrooms will add to the public gathering space experience. Speaking of green, a dozen Highrise live oak trees also will be relocated to the park from medians along Westheimer Road.

As the Greater Heights and Houston continue to grow, the list of new apartment complexes coming in to accommodate that growth is burgeoning right along with it.

On Wednesday, Atlanta-based Wood Partners, announced that crews have broken ground on construction of Alta Sunset Heights, an apartment complex with nearly 400 apartment units that will be located at 1617 Enid St. on the eastern edge of the Heights near Interstate 45.

The complex is currently slated to open in 2024, with pre-leasing set to open beginning this December, according to Wood Partners spokesperson Rylie Geraci. Geraci declined to share financial information about the cost of the project.

Officials with Wood Partners said the property’s proximity to places such as the Heights Hike and Bike Trail as well as Memorial Park and Interstate 45, as well as plentiful dining and entertainment options. Alta Sunset Heights will be Wood Partners’ 14th development in Houston and third in the local area, joining Alta Washington at 6400 Washington Ave. and Arlo Buffalo Heights at 225 S. Heights Blvd.

The 917 Franklin building, characterized by its limestone and brick façade, follows a classical three zone design format and features three arched coves flanked by Ionic columns on the Main and Franklin Street facades. Each building floor features a collection of windows that provide the building interior with natural light. In addition to housing offices on the upper floors, 917 Franklin also features first-floor retail space. The building was awarded a landmark designation by the City of Houston in 2000.

The Montrose neighborhood will soon be home to a new facility for Covenant House Texas, a local nonprofit that has helped at-risk and homeless youth ages 18-24 in the Houston area since 1983.

The 104,000-square-foot, four-story building is expected to be complete in July 2024. San Francisco-based Gensler is the architecture firm designing the project. Houston-based Harvey Builders and Pin Oak Interests are serving as the general contractor and the project manager, respectively.

The new facility is being built at the corner of Lovett and Yoakum boulevards, the same site where Covenant House Texas' former building was demolished last fall, according to reports at the time.

So far, more than $41.3 million has been raised for the $51 million campus. Of the money raised, the city of Houston has contributed $6.7 million through Community Development Block Grants and Covid-19 funds, while Harris County has contributed $4.1 million.

A Houston real estate firm is unveiling plans for an office project in West Houston that would be one of the first mass-timber buildings.

Hicks Ventures is planning to break ground on a 200,000 square-foot fully mass timber office project later this year, in what the company hopes could be a model for a wave of more sustainable office developments in Houston. Hicks also says it believes the building could become a net-zero office, meaning its energy savings would entirely offset its carbon footprint.

“We have plenty of steel and glass boxes (in Houston). I wanted to this to be unique. I wanted it to look cool. And I wanted to be ultra-efficient, and figured this is tip of the spear on the next generation of buildings,” said Patrick Hicks, founder of Hicks Ventures.

Called Framework @ Block 10, the 2.7-acre development would rise at 10496 Old Katy Road, across Interstate 10 from CityCentre and Memorial City. The six-story project would also have a 5,000-square-foot space for restaurants on the ground floor.

The Houston Zoo opened its $70 million Galápagos Islands exhibit April 7, bringing the zoo's centennial anniversary to a close.

The exhibit is the largest component and marks the culmination of the zoo's $150 million "Keeping Our World Wild" centennial capital campaign, which launched in 2018. Completed in a six-year, multiphase plan across the 55-acre campus, the other projects included the Hamill Foundation Black Bear Exhibit (2018), Cypress Circle Café (2018), a renovated orangutan exhibit (2019), and award-winning exhibits Kathrine G. McGovern Texas Wetlands (2019) and South America's Pantanal (2020). For perspective, around $150 million in improvement efforts took place at the zoo between 2002 and 2018, Houston Zoo President and CEO Lee Ehmke previously told the Houston Business Journal.

“After years of planning and construction, we can now say that our Houston Zoo is home to the first major Galápagos Islands exhibit in any zoo,” Ehmke said in an April 6 statement. “With this new exhibit, our more than 2 million annual guests will learn how our shared ocean connects us to species in the Galápagos and how our conservation actions here in Houston will lead to healthier oceans worldwide.”

"The local economy is affected significantly because not only will there be jobs, but the amount of research and manufacturing that will take place over time will start to focus around the Houston area as well," Suffredini said. "There's a lot of testing and demonstration you have to do before you fly a system or [produce] a product, whatever that product might be."

Suffredini delivered his remarks at an April 6 press conference scheduled ahead of the May 8 launch date for Axiom Mission 2. The four-person mission will spend 10 days at the International Space Station researching the effects of microgravity and radiation on materials.

The longtime home to Moncrief-Lenoir Manufacturing Co., which made sheet metal there from 1917 until the company ceased operations in the 1990s, will welcome the immersive, interactive art experience Meow Wolf — part of a development expected to help revitalize a once-neglected corner of the city.

Meow Wolf, an art and entertainment company that got its start in Santa Fe, New Mexico, operates locations in Las Vegas and Denver, with a Grapevine, Texas, location set to open this summer. Touting exhibits that “transport audiences of all ages into fantastic realms of story and exploration," its Houston venue is scheduled to open in 2024.

The multimedia, multisensory experience offers something like "your brain on drugs," according to one Instagram user. But its Houston home also represents a concerted effort to reconceptualize a historic site in an area with huge untapped potential, its developers told Bisnow during an exclusive tour this week.

In the years after Moncrief-Lenoir Manufacturing Co. ceased operations at 2103 Lyons Ave., the property fell into the hands of a recycling company. More recently, it was under contract to a multifamily developer, which planned to tear the buildings down to make way for apartments, Ori Batagower said.

Batagower, The Deal Co.'s new development and acquisitions director, said the company made it a priority to get its hands on the property, buying it in 2020.

“We really rescued this from the wrecking ball,” Batagower said. “I mean, it would have been an absolute travesty.”

The Deal Co. is working to revamp the six buildings and 133K SF on the 6.8-acre property into a vibrant, mixed-use development that includes Meow Wolf, which is expected to bring in more than 750,000 visitors annually, if its properties elsewhere are a guide.

In addition to Meow Wolf, The Deal Co. is planning an inviting courtyard and spaces that could have tenants like restaurants, event venues, offices and art studios.

Currently, the campus is landlocked, but moving the highway will make UHD's campus more cohesive, Thomas said. UHD is interested in acquiring 6.5 acres of land that will be available as a result of the highway moving. This extra land would allow the campus to not only gain more green space but also expand its facilities.

“We see it as a great opportunity to expand our footprint downtown,” Thomas said.

Meanwhile, the NHHIP moving forward now is perfect timing, Thomas said, because UHD is also currently working on its campus master plan with its architectural firm, Dallas-based Huitt-Zollars.

Feedback the university has received about the master plan includes the desire for a traditional university feeling with green spaces and gathering spaces that would elevate campus engagement. This could even include housing, Thomas said. Currently, UHD does not offer on-campus housing.

“The sky's the limit,” Thomas said. “We could do so many things for our students.”

The master plan, which has been in the works since September, will most likely be completed in July and presented to the board of trustees in the fall, she said.
