That Delaware project looks nice, but it better have ground floor retail.

The festival pier site? It does - ground floor retail fronting BOTH Columbus Blvd/Delaware Ave AND the waterfront. Well designed project

For as bad as that looks, it's miles better than that shed they proposed years ago.

The OCF article maintains that the building will be enlarged from the one pictured in that rendering. Now it is six stories. Maybe the design has been improved too?

Yeah, it looks like that's the 2016 rendering, but the current plans are from 2017, so we don't know what it will look like yet.

Hold on are they using real granite like they used to in the 1900's?

Please don't tell me they are gonna use a fake stone covering over wood for this project.

it better be real stone or granite like the ritz Carlton or majority of buildings in Center City.

To be clear, though both are rendered in the image, the building to the left is a preexisting building :

The focus of the rendering is the building on the right which is to be built. No idea on the planned materials but I'd bet my life that they're not going to be laying blocks of actual granite.

It's affordable senior housing so I definitely wouldn't hold my breath on the materials.

I'm trippin. I'm thinking its the preexisting building to be built in that rendering, why would they focus so much on that building, I didn't even notice the NEW building to the right of it

Yes they will be using the cheap materials for that senior living building.

The church owns it and it'll technically be part of its campus, so it makes sense to show it together. Kind of weird that they used a render of it in that style though.

Fair to speculate that this project is no longer happening given the horrific state of the hotel market today and for the foreseeable future. Shame too, as renderings for this project were quite handsome. We'll see if they pivot to another use.
