it looks good but I wonder if this will mean eviction by renovation for some. rent has to go up. really like the retail for this part of the city.

Wow I really like this proposal - it's one of those places that you can tell once looked beautiful but has since become decrepit.

I really love the cornice treatments and the pediment treatment on top of the smaller windows

The proposal gives this old school feeling of that 1800s small ma and pa shop feel - esp. with those letterings in the windows

This will be a beautiful and sorely needed refresh to this building and stretch of road. I hope neighbouring properties follow suit!

And remember folks the majority of these developments and redevelopments are thanks solely to the LRT so it's vital that we hold our city council accountable to make sure they don't back out now that Ford is downloading a bunch of costs onto the city in regards to healthcare/education and other cuts. We need the LRT to continue the redevelopment of our core or this all goes bust!

Also Malleum is buying up everything along Barton, King, Main, John and James among other streets as much as I love that they are buying dilapidated buildings and making them beautiful again I'm a little concerned about all the bad buzz they are building with renovictions to existing tenants paying cheap rent. Don't get me wrong I want all this progress but this rate of gentrification is going to come to a boil it's just not sustainable and I feel really bad for the less fortunate because there is nowhere else for them to go the city or the province for that matter has no money/plan to help these people.

Damn right!

Yeah I am always a bit worried when gentrification is just plopped into an area as opposed to creeping in from already branching gentrified areas.. it can tend to make the neighbours a bit resentful and anti-gentrification - like the peoples whose restaurants keep getting vandalized..

Hopefully this will help out King Street East of the International Village. For some reason King seems like it is doing worse (or at least not improving) the past ten years while everywhere else in the lower city seems to be doing better (even pockets of Barton). Maybe people are afraid of doing commercial before the LRT is built.

I noticed the owner or developer of this particular development has bought a few other buildings around the Downtown Core.

I like the rendering here. The end game is the most important though... Getting higher-end tenants to lease here will be key.

I'm not familiar with the developer. Their website is pretty scarce as well. Either way, I'll remain optimistic and hope that they can build something exactly or close to these renders.

Looking at their site it looks like they've tackled and are tackling quite a few places - very encouraging to see!

I just kinda wish they had done more with some of the exterior facades - some of them still look a bit dilapidated or dated - Slapping a coat of paint on something isn't always a good enough solution.
