The modern base on the downhill side isn't that great either. I think, as it was pointed out above, that this is a case of detailing and not entirely low-effort modern versus low-effort recreation. I think EITHER a nice modern base OR a nice recreation base would have been better. Basic massing and window patterning is fine, it falls down in the details.

Does anybody know what's happening in the retails storefronts of the Roy?

There's a full block of under construction and recently completely or renovated storefronts along Barrington. On the one hand it's good to see so much development, but on the other hand a large portion of the retail strip has been out of commission for years.

And I'm sure most of it will stay that way for years. HRM has and continues to make going downtown almost unbearable unless you are on foot or a cyclist.

Hopefully so! I loved walking around in Vancouver in the rain downtown - 90% of the time you're protected by these canopies. Has there been any word on the retail spaces?

Vancouver has done a much better job of encouraging developers to build glass awnings that let light through while keeping people dry.

Apparently with The Keep there was some kind of dispute with the city that prevented the developer from building the planned awnings (encroachment over the sidewalk?)

I find that a lot of Halifax streetscapes look denuded. Heritage buildings tend to be stripped of ornamentation over time, canopies and awnings included. That trend seems to be reversing a little now. The rendering for The Jade shows glass awnings.

That canopy has been up for nearly a year now. Maybe even more. And it is the most useless and poorly designed canopy you could possibly imagine. There is no glass and no sign of brackets or anything for glass to be added later so its essentially just an architectural feature built out of a material that is not found anywhere else on the project....

It also feels very overbearing and out of scale when you walk under it.

Could it be a frame designed to hold awnings that might be installed when there are retail tenants?

The rendering just shows metal that looks like what's there now. I'd assumed there would be glass on top. It seems pointless if it's just a metal frame that provides no shelter and isn't used for an advertisement.

I suppose that is possible but there are no visible brackets or anything that looks like there might be additional pieces to be added later. Also if you are standing underneath it you can see that it is designed to try and replicate the pattern above on the balconies, but again, it is way out of scale.

Nice Mustang!

I can't imagine there not being some functional aspect of that framing. Seems to be braced such that it can support some snow loading, so there must be a plan for that framing to hold some kind of panel for shelter.
