What design are you referring to as the original? Just curious because this has had a few different designs proposed.

Also the oldest proposal was for a much shorter 200-300 foot tower with Tufts as its main tenant.

Hines JV Secures $870M Construction Loan for South Station Mixed-Use Tower

Quote:
BOSTON—The Children’s Investment Fund has provided a joint venture between Hines, APG Groep NV and Dune Real Estate Partners LP a $870-million construction loan for its planned 51-story mixed-use tower to be constructed directly above South Station here.

The financing will facilitate the construction of a 1.2-million-square-foot mixed-use tower, part of a 1.9-million-square-foot development that will feature office, residential condominium and retail space.

The oval glass tower, which is scheduled for delivery in 2024, is designed by Pelli Clark Pelli Architects and will be constructed to align with the historic South Station façade and meet LEED Gold standards.

I'm not normally a thread bumper, but this tower is like SUPER under construction and set to begin making an impact on the Boston skyline soon! I feel like I've been waiting for this project to come to fruition for a decade or more so it's like.. FINALLY

Nearly 3-1/2 years is acceptable for a bump.

The core is about 15-17 stories, the arches at the base of the core are structurally complete and will get decorated at some point, the truss holding the building above the arches is nearly finished, and the frame of the building will rise above said truss in the not too distant future.

Personally, I envisioned a supertall that was going to be 1000’, however due to the close proximity of BOS, unless the FAA were to change the flight patterns within Downtown Boston, it’s just too much of a risk to place a 1000’ supertall in Downtown. It’s a nice project. I’d rather see such a supertall project in the Back Bay and maybe create another CBD in Lower Allston for such a building. One can dream.

The FAA map here will show you what's initially possible, before accounting for historic areas, shadows on the parks, harbor shadows, etc.
https://www.massport.com/logan-airpo...-airspace-map/

This particular building is reaching the FAA limits. Winthrop Square only misses the limit by a few feet. Best allowances for height are Back Bay, North Station area, and Kendall Square (Cambridge). Odds are low. We might not even see another 500' for a decade after this one is completed, let alone getting any sort of new tallest anytime soon.

According to the maps you just provided me with, it looks like Downtown Boston no much of Back Bay will never get a supertall. The TransNational building was a nice project, and even so, it was impossible to build such a building in Downtown Boston because it was just too high and the tower was too close to Logan.

The next best scenario is to create another CBD if a city like Boston is going to expand its corporate and commercial space, which is why I mentioned Lower Allston since it looks like it has enough space to build such supertalls within the city of Boston.

Also, with Cambridge nearby, and the different cities such as Somerville, Watertown, Medford, Chelsea, and Lynn, Greater Boston works as one unit rather than different municipalities. Let’s see in the near future if the city leaders can consider a place like Lower Allston to redevelop into another CBD. Not sure if that’s going to happen but it would be cool if it ever did!

My pics from 12/10. Glass is looking good so far. Residential portion is set to begin on top as a poured concrete section, which should look very interesting on top of all that steel.

2/11 From the weather observatory roof on Great Blue Hill. Also note the new 691' Winthrop Square to the left.
