Mackay has no vision. This isn't just a bus hub; it is the future hub of all heavy transit nodes that lead downtown. It is adjacent to a well-designed urban park at the center of a successful satellite of the largest University in the U.S. It is located at the most important intersection, next to the newest hotel/office projects, residential, historic buildings, and the tallest offices. This isn't about serving a few bus riders. It's about creating a modern, multi-transit hub that is on par with modern American cities, that attracts people from all over through compatible, dense development, links important downtown districts, and will sustain future growth.
I'd love for a 3-story bus terminal to be either underground or on floors 2-5, with an expansive transit lobby linking the LRT stations integrated with destination retail like a Walgreens, H&M, Men's Warehouse, NY&CO, Brooks Brothers, and fast-casual restaurants like Sauce, Overeasy, Steak Shack, etc, with the restaurants overlooking the park. A tech-focused ASU-led (Omni? JW Marriott?) conference center and hotel+condos above, with transit and additional class A office space. The buses could enter via VB and exit to 1st ave/Central, leaving space in the center for the hotel lobby and restaurant to connect into Civic Space.
