99 Southdale Road West - 2-4s, 2-8s, 2-9s Residential

Lots of documents up for this new proposal in southwest London.

Link directly to planning and design report

Very interesting proposal to significantly increase the density of the area, adding an estimated 750 units.

Based on their P&DR, they own the parcel of land that the wooded area sits on, but they do not have any plans to develop on those lands at this time.

Looks good. Hopefully they get a shovel in ground ASAP.

To pinpoint for those wondering, or not wanting to look it up, this is adjacent to the east side of the Hellenic Centre on the south side of Southdale, with Toyotatown on Wharncliffe bordering the back of the property.

Interesting location. I always thought those woods were a protected area for some reason. Great to see that kind of density. Heck I'd love to see it even higher. But it doesn't seem like its near enough parking.

751 units, 1179 parking spaces. The 4s have one level of underground parking, and the 8 and 9s have 2 levels. Plus there is surface parking. The parking levels are larger than the above ground building footprint. Basically, the buildings are L shaped and the parking garages take up the space under the surface parking inside the L.

In reading the design report, the wooded area will mostly be conveyed to the city after development, as part of the bonusing for height, that I imagine will still be argued about, because, this is London and anything more than 1 floor seems to be too high. They will be removing some of the trees to make way for the driveway down the right side of the property.

I personally think this is quite ugly, poorly laid out and lacks any retail space or space with other uses. If you are going to have 750 units and therefore around 1500 people living here, on a major road - why would you not integrate some retail and/or office? Why not make this mixed use?
