Great looking tower. It would been better if the glass facade had been extended down to the street.

When Houston-based Hines set out to build a skyline-changing multifamily tower downtown three years ago, the company’s leadership team knew they wanted to offer something unlike anything else in Houston.

It wasn’t enough to simply offer high-end luxury apartments within the central business district. Hines wanted to build a tower that made a statement.

Since February, residents have been moving into the building, which is still completing finishes touches. But for the first time, Hines this week gave the general public a chance to see what it came up with.

At 46 stories, the 429,999-square-foot apartment tower at 414 Milam St., dubbed Brava, is now the tallest multifamily community in Houston. But height is just one aspect of the building’s design that the company hopes will set it apart from its competitors. And while it might have cost more to build, Hines is banking on the idea that bringing a 373-unit trophy property to market will reap benefits over the long term.

In fact, Brava’s design was a key facet of Hines’ building plan for the tower.

“It was a bit of a gamble, no doubt,” said Chris Rector, managing director and COO for Hines’ Southwest region. “But we felt it was important to take our time to build something special. If we did it right, we won't have a problem finding tenants.”
