MIAMI | Miami Innovation Tower | 633 FT | FLOORS

Developer Michael Simkins is planning to build a media and advertising display tower called the Miami Innovation Tower in Park West.

The tower will be part of a larger Special Area Plan for the area call the Miami Innovation District, which includes the former Greyhound facility (more on this coming soon.)

The proposal calls for a 633-foot tower clad with illuminated digital mesh screens that will display advertising, video and other information. It meets Miami 21 zoning requirements, according to city officials, and is also in an area designated by planners as a possible location for a media tower.

The tower will have a twisting appearance, and will be covered with five display billboards, some of which will rotate 30 degrees. The ‘hovering base’ of the tower is being designed to be pedestrian friendly, and will include exhibition and media facilities.

The Southeast Overtown / Park West CRA stands to gain millions from the new tower. Under a plan set to be voted on next week, the CRA will get 3% of gross advertising revenues from the tower, with a minimum of $1 million dollars per year (set to increase by a minimum of 3% each year.) The developer will also pay $3 million to the agency when a construction permit is issued, and $2 million when construction is completed.

New York’s SHoP Architects is designing the tower.

The tower is also planned as a linchpin for a larger, roughly 10-acre Miami Innovation District, which Simkins submitted last week to Miami’s planning department.

“We didn’t design this in a vacuum,” said Sharples, whose firm also designed the request for a special area plan from the city.

The preliminary design of the district, comprising nine towers on four blocks, would be about half office space, 40 percent condos and 10 percent retail, Simkins said. He said he’s had discussions with “top 10” technology companies about coming to Miami to establish a technology park designed for collaboration between tech companies and smaller living spaces geared toward millenials.

Simkins and his partners are already pushing forward other projects associated with the district. Earlier this month, Miami’s planning and zoning board gave a thumbs-up to a proposal to close a street between two buildings in the proposed district area. He said those plans are still far off, but he’s got a bigger vision for Miami — however controversial.

“We think it’s worth it. I don’t think Miami needs more condos and apartments,” he said.

Essentially this is another mega development like World Center. While I doubt in comparison to raw square footage, its up there.

So far we have just to name a few:

1) World Center
2) Biscayne Landing
3) Paraiso Bay
4) Brickell City Centre Phase 1-2
5) Miami Central Phase 1-3 (along with ABF rail stations and sub-lines (tri-rail)
6) Possibly Portside down the line

Also on a side note, another Florida City, Tampa, is planning a giant overhaul of its downtown.

We may be looking at a lot of 350-450 foot towers going up. Based on the preliminary mass renderings, looks like two will exceed 500 feet, excluding the centerpiece aka Innovation tower.

Love the design of this tower! Too bad it wont be in a more prominent place in the skyline like on Biscayne Blvd. though.

Couple of towers are planned for that area. Couple over 500 feet. Should give more bulk to the area.

I'm kinda curious how this will look at night. Looking forward to night renderings as opposed to one at dusk. A little pink lighting would do wonders. Maybe mix it off with blue. I'm thinking more in terms of the lighting system used by the Shanghai Tower.

Miami mayor opposes 633-foot LED billboard tower for Overtown area

Taking a political U-turn, Miami Mayor Tomás Regalado spoke out Tuesday against a developer’s proposal to build a 633-foot media tower and said he will attempt to change legislation that allows such a project to be built near Overtown without special approvals.

Regalado said the three-sided tower, which would twist upward and project images from large LED signs embedded within the building’s skin, presents a “quality of life” problem for downtown-area residents. He called on the city’s five commissioners to reject plans submitted by Miami Beach real estate investor and developer Michael Simkins.

“I do not support their concept, our administration has not issued a permit for this project. I hope and believe the five commissioners will do the right thing and eventually do not approve [their] media towers,” Regalado wrote in a response to critics of the project who emailed his office.

Regalado’s stance came a day after Simkins and SHoP Architects publicly presented their project for the first time to Miami commissioners, who were sitting as the board of the Southeast Overtown/Park West Community Redevelopment Agency. Miami’s zoning code required Simkins to seek approval from the redevelopment agency for his development, though it allows a media tower at his proposed site and a zoning administrator gave a preliminary thumbs-up to his building design, sans signage.

The executive director of the redevelopment agency has given consent to allow the developer to move forward with a building permit application for five high-tech signs, the largest of which would be 30,000 square feet. But attorneys for the agency say Simkins can’t receive final approval for the signs without first executing a covenant in which $5 million has been promised before the tower would open and another $1 million minimum every year after.

For Simkins and other investors involved, the tower would be the catalyst for a larger, roughly 10-acre district dreamed up as a means to attract major technology companies to the Park West neighborhood. He says the district, if approved, would bring thousands of high-paying jobs to Miami.

“I hope that he gives us the opportunity to share our project with him before passing judgment and making a decision on our project,” Simkins said of the mayor.

^ Miami Mayor Tomás Regalado is starting to turn into a real jerk opposing this project including not wanting to fund the Tri-Rail extension to the All Aboard Florida station as well.
The Overtown / Park West section has had the Community Redevelopment Agency (CRA) for decades now & the Government has failed to attract investors to the area even building the Miami Arena for the Heat then selling it & having it demolished while still paying off the debt.
It's basically a dead zone between empty warehouses , a few nightclubs, the homeless & drug dealers a few blocks to the west in one of Miami's roughest neighborhoods.
It seems to me that the residents who oppose this project are the ones who live in wealthy condos along the Biscayne wall fronting Biscayne Blvd. yet they put up with the Ultra Music festival every year.
God forbid investors want to turn this moribund area of Miami which sits just a couple of blocks north of the NAP Center of the Americas into a 10-acre district meant to attract major technology companies to the Park West neighborhood that would bring thousands of high-paying jobs to Miami.
His shortsightedness as Mayor is unbelievable!

Carlos Gimenez is for it. He runs Miami-Dade county and he is for the mall.

Regalado on the other hand needs to go. He's turning into a anti-real state mayor lately, which is not what the region needs. I wonder if lobbying has anything to do with his decisions concerning this tower, and ABF. Something is definitely underhanded in the whole decision.

Regalado's daughter is running for Miami-Dade Mayor challenging Gimenez so most of his stands lately have simply been the opposite of whatever Gimenez stands for (not that Gimenez is anything special either).

perfect location next to the worldcenter shopping center and condos
also the All Aboard Florida train station & new tri-rail station
What about the view from Marlins Stadium windows???
