There's an excavator and a pile driver onsite at the One U. City Square site now too.

Some pics from 6/30/20 showing progress of the new school and excavation for the new apartment building facing Lancaster Ave. The new Drexel building just received a foundation permit.

Holy bananas! If you think I was confused last time about what is going where, this will now mean four projects underway on four corners at the same time.

Where is this info coming from? The only recent permit for this site is the foundation-only permit for One UCity Square-- and according my source only one lease for one floor of One UCity Square has been signed and there isn't even a leasing listing for Two UCity Square.

For what it's worth, also from phillyyimby.com (bolding is mine):

Two uCity Square, a 15-story office building that is part of the greater uCity Square development, is slated to rise at 225 North 38th Street in University City in West Philadelphia. Permits have already been filed for the construction of the foundation, the core, and the tower shell.

Hmm.. curious. We'll wait to see if more info is released on Two uCity Square before we create a new thread for that project.

Unless the author has inside info, it's still not clear where that info is coming from. The permits aren't showing up on Atlas.

Maybe he meant that the applications for permits have been filed? Could make sense, since permits themselves are usually described as issued, and not filed.

Crazy how much construction is going on over here. Looks like the new school is wrapping up, the apartments are well underway, Drexel tower is about to go vertical, and UCity Square should be pouring foundations soon. Love to see it.

Nuts! In that one picture, you can see construction progress for the new School, the Lancaster Ave apartment building, Drexel's new 12-story building, and One uCity Square. Awesome!

New Rendering from the State of U City Report 2021

I just saw a lease listing for the triangular building at 250 N 38th (next to the apartment building) the other day with a construction start date of Q3 2021, but no other info. In the rendering that building seems to have a more finalized design than the others so I guess it's next?

Also from that ZGF Master Plan:

Quote:
Eight projects concluded in 2020, following 13 projects across the neighborhood that reached completion in 2019. The master plan update identifies two major departures from the original plan: one is the inclusion of a hotel at the heart of the uCity Square district, to establish a beacon of 24/7 activity; the second is a planning strategy that proposes building setbacks to enhance the pedestrian experience and to strengthen visual connections into the heart of and at the edge of the district. ZGF also provided a suggested massing and programmatic distribution that will allow for a market-based approach to future phases of development, while acknowledging the importance of anchoring the district with the completion of the central plaza (The Square at uCity) and the gateways along Market Street.
Truly remarkable!!
