Sneak Peek: Inside the luxury apartments at River Oaks District

OliverMcMillan has begun leasing luxury apartments inside the River Oaks District.

The San Diego-based developer is nearing completion on Grey House, a midrise apartment project inside the River Oaks District high-end retail center located at 4444 Westheimer Rd., at the nexus of the Galleria/Uptown area.

Grey House consists of two buildings, each five stories tall with retail, apartment leasing office and amenities on the ground floor; a residents-only parking garage on the second floor; and 279 apartment units spread throughout the top three floors.

Grey House opened its leasing office and model units on Feb. 1, and is expected to welcome its first residents in March. The entire project is expected to be completed by May.

A VIP reservation event was held this past Saturday and 65 units were reserved

Another event is being held later this month

Sales center opens in March

Construction begins in June and will take two years to complete

Two more micro condo projects in development, one for The Texas Medical Center and the other in Uptown

Plans for botanic garden move forward, despite neighbors' protest

Until now, the proposed Houston Botanic Garden has delivered more pain than gain to some neighbors in the southeast quadrant of the city. The future garden site is still functioning as Glenbrook Golf Course, and some residents would rather keep it just as it is.

But as organizers have continued to meet with community members, tweak the master plan to include some of their suggestions, ratchet up fund-raising goals and exercise their option to lease the 120-acre site from the city, plans for the garden are taking shape.

In December, the group met its first fundraising goal of $5 million. The next goal is an additional $15 million by the end of 2017.

At that point, the group could begin construction, with the hope of opening to the public in 2020.

Ross prefers not to say how many millions more will need to be raised but says that fundraising will be done in multiple phases over a span of 20 to 30 years.

46-acre mixed-use development coming to South Main. It includes condos, multi-family, townhomes, restaurants, retail and a farmer's market. The school mention here is currently located on the site of 7200 Main, a major mixed-use development brewing for the TMC.

Taeken, Ltd. is purchasing a 46.82 Acre tract on South Main next to the Menninger Clinic for the purpose of developing a new campus for Saint Nicholas School, in the midst of a nature related multi-use and multi-generational community. It is a wooded tract with a planned lake and nature theme. Nature trails, biking, and golf cart paths are planned, according to Margot Heard, General Partner. CDA Architects, Ray A. Duerer, President, are the architects for the project.

THE SCHOOL
The anchor school site will be developed on 25 acres with a planned building of 38,000 sf, including a gym and chapel. The classrooms will have individual courtyards. The planned enrollment is 375 students through middle school. The school is designed to be small for personal attention and quality of teaching.

The main school garden will be based on the 18th century English gardens, a ferme ornee, or “ornamented farm”. This farm concept is classical from Roman times and Thomas Jefferson took these ideas from English gardens to Montecello.

The school will have fields for elementary and middle school students for soccer, baseball, softball, lacrosse, track and field, and cross-country. The gym will provide space for basketball, ballet, tennis, and martial arts. Facilities can be made available to other private schools and homeschool groups.

The chapel will seat 250 and will be designed to support a Choir School of students and faculty in the English tradition. Daily sung services will be available to the community. A pipe organ is being designed and built for the chapel by Fritz Noack in Andover, Massachusetts. The organ will have a glassed interior wall with walk-through space for students, organists, and visitors to see the working parts of the organ. Only one other organ in the world, located in the Netherlands, is known to have this feature.

CONDOMINIUM AND SINGLE FAMILY HOMES
A developer will offer mid-rise Condominium space with valet parking, package handling, and other personal services. Single family townhomes will offer garden layouts, playgrounds, pools, and a pet park.

MULTI-USE SPACE
Multi-use space will be available for restaurants, professional offices, retail, and multi-family. Included will be a small indoor Farmer’s Market featuring fresh produce and eggs, as well as Certified Grassfed Beef from the Lazy A Ranch, from both British White and Akaushi cattle. Cooking demonstrations and activities will be offered.
Currently in design, the project is scheduled to open the new Saint Nicholas School campus on or before December, 2018.

Richmond Loop Plaza Redevelopment

Strip center at 4720 Richmond will be demolished soon. Some tenants will move into a new center that will be built on the right side of the site in green, while the other half will be redeveloped to a hotel with retail.

Four Seasons downtown to get multimillion-dollar makeover

Work will include a complete revamp of the high-end property's fourth floor spa and fitness center. The pool deck will be redone with new furniture and outdoor bathrooms. That phase will be completed next month. Later plans include a total renovation of the front of the building, including the porte cochère, lobby and new bar at the entry way to make the hotel more welcoming from the street.

The timeline for the lobby and bar redesign has not yet been established, but Segesta said the vision is to have a "great American bar." He said there will be quick lunch and breakfast options and an outdoor space with fireplaces. Mirrors on pillars inside the bar will be able to be flipped to become televisions to show sporting events. Outside, trees and landscaping will be added to make the hotel appear more inviting.

I am surprised anything highrise is being talked about. You'd think the oil industry hadn't collapsed.
