That New Orleans parking lot with a giant whale mural? It could become a new hotel

Owners of the Omni Hotels chain are discussing building a major hotel on a giant parking lot between the Hilton Riverside Hotel and the Ernest N. Morial Convention Center.

Tourism officials and developers have long eyed the prime piece of riverfront land, which currently provides more than 1,000 parking spaces for The Outlet Collection at Riverwalk, the Convention Center and other nearby attractions.

Now, Convention Center leaders have begun discussions with Omni about the chain's interest in a hotel on the privately-owned property, according to Convention Center leaders and board members.


And while Omni has yet to reveal a formal plan, company executives are enticed enough by the idea to have flown Convention Center General Manager Michael Sawaya and board president Jerry Reyes to see their hotels in Boston and Louisville earlier this month.

Having the Riverwalk Mall set so far back from the street has always been a little awkward and if this gets built it could make it difficult to even know it's back there if you're from out of town. I'd love to see a significant amount of retail on the ground floor as basically an extension of the Riverwalk mall where you can enter from Convention Center Blvd and connect to the existing mall.

Totally agree with that sentiment.. if positioned correctly and designed right it actually could be quite a boost to the Riverwalk by giving it a front row to thet street.. seems to me they should develop all the surface lots on convention center boulevard by the hilton at the same time. While I am ultimately excited for the new convention center district upriver .. these surface lots are a much easier challenge to develop and should be prioritized first

Just speculation... but the the article mentioned that convention center management were flown to see omni hotels in Boston and Louisville. Both those have somewhat similar design if correct, i posted both below.

In an ideal world the Riverwalk would get torn down and that land would be modern housing/hotel/office high rises with a park. I think the riverwalk never has ended up being successful and is such a waste of prime riverfront real estate. But alas, I am happy to see those lots go away, they've been a huge waste of prime real estate too.

I've long thought the Whale lot was one of the most under-utilized pieces of land in the city. I hope we see some proposals commensurate with the lot size and location. It makes sense if they can lure a larger hotel to that site and put the upriver hotel on hold until the rest of the neighborhood is farther along. Hopefully build an additional headquarters hotel later on rather than settling for a smaller hotel upriver.

What I'd really love to see is the lot split into two buildings with a hotel next to the convention center and residential next to the Hilton and a pedestrian extension of Notre Dame St. to the Riverwalk (a la Fulton St.). A well-designed, inviting pedestrian area could draw more visitors to the mall and a substantial residential component would keep the area more lively between major events.

Agreed on the idea of extending the commercial portion of the mall out to the street. I imagine a ground floor corridor of shops connecting to the rest of the Riverwalk via escalators and elevators to the bridge already in place at the parking lot. There will still be plenty of room for a lobby area and restaurant space at the hotel. The hotel restaurant could even have two entrances via the lobby and the mall to garner additional foot traffic for the mall shops. Hopefully we will see this come to fruition since it is one of the most prime lots in the CBD area to remain undeveloped.

Yeah the Riverwalk's access point at Julia St and that weird covered walkway have never been very inviting. A grand entry inside of a hotel podium with a few retail anchors would be much better.

The hotel would have to be connected to Riverwalk in some way since the whale lot is currently the Riverwalk's main parking, so ideally they can do that in a way that adds value to Riverwalk rather than just serving as a back door.

The new linear park on Convention Center Blvd is great, and the new ferry terminal will finally include the missing link in the riverfront connecting Spanish Plaza to Woldenberg Park so the barriers are slowly coming down to allow more foot traffic in this area.

A group of New Orleans business and civic leaders are trying to revive one of the city’s splashy but ill-fated Katrina-era economic development initiatives: the creation of a thriving biosciences industry.

For nearly three years, leaders of BioDistrict New Orleans, a state entity formed in 2005, have pursued a funding proposal worth tens of millions of dollars in city sales tax revenue and, more recently, federal stimulus grants.

In City Council meetings and other forums, they’ve argued that the funding would finally allow the district to foster biotech businesses and jobs around University Medical Center, the soon-to-be-redeveloped Charity Hospital and the New Orleans BioInnovation Center.

Noticed that new LCMC health signage going up at top of the Energy center downtown today. don't remember seeing the article but apparently they moved their cooperate headquarters here


LCMC Health Moves Corporate Headquarters to The Energy Centre

NEW ORLEANS — LCMC Health is excited to announce that its corporate offices will be relocating to the Energy Centre in the Central Business District. The move is expected to occur in July.

The 12-year lease is for a total of 41,000 square feet on the building’s 24th and 25th floors. The agreement also designates LCMC Health as the exclusive healthcare provider in other Hertz Invested Group-owned buildings including 400 Poydras, the Poydras Center, and 909 Poydras.

“As our health system continues to grow, this move will give us an exciting opportunity to be part of the resurgence of downtown New Orleans, bringing our spirit of ‘little extras’ to the Central Business District,” said Greg Feirn, CEO, LCMC Health. “It should be an extraordinary time in our region’s history as we return to a semblance of a new normal in healthcare and business.”

LCMC Health’s corporate office is currently located in the historic property that formerly housed the New Orleans Adolescent Hospital at State and Tchoupitoulas streets. The State Street campus is also home to Children’s Hospital’s new Behavioral Health Center, the hospital’s Conference Center, and Hogs House family housing.

Departments relocating include the Executive team, Finance, Legal, Marketing, Population Health, and Supply Chain. LCMC Health also maintains office space in the Westpark campus on General DeGaulle Drive, where IT Services and the Revenue Cycle teams are housed.

LCMC Health has engaged two local companies as partners in the relocation – Palmisano as its general contractor and Eskew Dumez Ripple for design.

A couple days ago Domain companies posted on their Instagram that the Odeon and a few others have reached full occupancy. That is really exiting news especially with the building only begin open for a year I mean that’s 271 apartments. I would hope they take that success and develop the over side of the parking lot and hopefully a taller development
